Job summary

Landlords Property & Facilities Management Sdn Bhd, Kuala Lumpur, seeks a Maintenance Technician to perform routine inspections and preventive maintenance on HVAC, electrical, plumbing, and elevators. Qualifications

• Technical certificate or diploma in electrical, mechanical, or building services.
• 1-2 years of relevant experience in maintenance and troubleshooting of equipment and machines, electrical installation, and maintenance of electrical appliances, including general handyman works.
• Experience in Residential, Commercial or Mix Development building environments with knowledge of electrical systems.
• Ability to work independently and in a team.
• Excellent problem-solving and troubleshooting skills.
• Knowledge of safety regulations and procedures.
• Possess own transport.
• Flexible working arrangements, including weekends or public holidays as required.

Responsibilities

• Perform routine inspections and maintenance on building systems such as HVAC, electrical, plumbing, and elevators.
• Troubleshoot and repair lighting, plumbing, heating, or electrical systems.
• Respond to work orders for minor repairs and address urgent issues affecting building functionality.
• Record monthly water and electricity meter readings (site dependent).
• Maintain accurate records of all maintenance activities and completed work.
• Monitor and maintain a clean and safe environment; ensure safety regulations compliance.
• Assist with installation and maintenance of equipment or systems as required.
• Ensure maintenance tools and equipment are in good working condition and report faults.
• Coordinate with external contractors or vendors for specialized services or major repairs.
• Ensure fire safety equipment is operational and conduct regular safety drills.
• Assist in weak current systems: monitoring, troubleshooting, installation of CCTV, access control, fire alarm, video intercom, and related systems.
• Maintain and update maintenance logs, including scheduling preventive tasks.
• Respond to emergency situations promptly and effectively.
• Perform ad-hoc duties as assigned by the Superior.
