PINNACLE GROUP is seeking a Property Management Manager to oversee operations and maintenance of commercial properties in Petaling Jaya, Selangor. You will lead budgeting, vendor management, and financial reporting to optimise investment returns for owners and MC/JMB bodies.

The role requires a licensed property manager with 5 years in commercial property management, strong operations knowledge, and excellent communication in English, BM and Mandarin. Collaborative team culture and growth await.

Qualifications

• Must hold an active license as a Registered Property Manager with BOVAEP Malaysia.
• Degree/diploma or professional qualification in Property/Real Estate/Facilities Management.
• Minimum 5 years of proven property management experience, ideally commercial.
• Strong knowledge of property operations, maintenance and project management.
• Excellent communication and interpersonal skills for stakeholders.
• Proficient in financial management, budgeting and reporting.
• Fluent in English, Bahasa Malaysia and Mandarin; other dialects an advantage.

Responsibilities

• Budget and oversee annual operating and CAPEX budgets for the portfolio.
• Supervise rent collection, maintenance fees and sinking funds for strata properties.
• Source, negotiate and manage contracts with service providers; liaise with contractors.
• Maintain accounting records and advise owners/MC/JMB on investment returns.
• Coordinate inspections, preventive maintenance and repairs; ensure day-to-day ops.
• Ensure compliance with fire safety laws, building codes and OSH standards.
• Recommend upgrades and develop property management strategies to optimise value.
• Draft, renew and enforce tenancy agreements; advise on strata by-laws.
• Analyse market trends and support sales/leasing teams to retain tenants.
• Manage a property management team and handle other duties as assigned.

Join PINNACLE GROUP as a Property Management Manager, where you will play a pivotal role in overseeing the operations and maintenance of the company's commercial properties in Petaling Jaya, Selangor. As an experienced professional in the real estate and property management industry, you will be responsible for ensuring the efficient and effective management of our diverse portfolio.

Key Responsibilities

• Budgeting: Prepare, implement, and oversee annual operating and capital expenditure (CAPEX) budgets for the property portfolio
• Fund Administration: Supervise the collection of rent (for commercial portfolios), maintenance fees, and sinking funds (for strata properties)
• Vendor Management: Source, negotiate, and manage contracts with service providers (e.g., security, cleaning, landscaping, and lift maintenance). Liaise with contractors, vendors, and service providers to ensure the timely completion of all property-related projects and tasks
• Financial Reporting: Maintain precise accounting records and advise owners, Management Corporations (MC), or Joint Management Bodies (JMB) on optimizing investment returns

Building Operations & Facilities Management

• Maintenance Oversight: Coordinate routine inspections, preventative maintenance, and structural repairs of building infrastructure and common areas. Oversee the day-to-day operations, including budgeting, maintenance, owner and tenant relations
• Compliance & Safety: Ensure the building complies with local fire safety laws, building codes, and occupational health and safety (OSH) standards
• Upgrade Advice: Recommend structural or aesthetic upgrades to enhance the property's market value or prolong its lifespan. Develop and implement comprehensive property management strategies to optimise the performance of our commercial properties

Legal & Tenancy Administration

• Lease Management: Draft, renew, and enforce the terms of tenancy or lease agreements
• Strata Governance: Advise JMBs and MCs on enforcing building by-laws, organizing Annual General Meetings (AGM), and statutory requirements under the Strata Management Act 2013 (Act 757). Ensure compliance with relevant laws, regulations, and industry best practices

Marketing

• Analyse market trends and identify opportunities to enhance the value of our properties
• Collaborate with the sales and leasing teams to support the acquisition and retention of tenants

People Management

• Manage and supervise a team of property management professionals to deliver exceptional service to our owners and tenants
• To undertake any other duty and responsibilities as so instructed by the authorized personnel of the company from time to time

What We're Looking For

• Licensing: Must hold an active, valid license as a Registered Property Manager with BOVAEP Malaysia
• Qualifications: Typically requires a degree, diploma, or professional qualification in Property Management, Real Estate Management, Estate Management, Facilities Management, or a related discipline recognized by BOVAEP
• Legal Knowledge: Must maintain deep, up-to-date knowledge of the Valuers, Appraisers, Estate Agents and Property Managers Act 1981 and relevant real estate laws
• Minimum 5 years of proven experience in property management, ideally within the commercial real estate sector
• Strong understanding of property operations, maintenance, and project management
• Excellent communication and interpersonal skills to effectively liaise with owners, tenants, contractors, and internal stakeholders
• Proficient in financial management, budgeting, and reporting
• Thorough knowledge of relevant laws, regulations, and industry best practices
• Proactive problem-solving skills and the ability to work in a fast-paced environment
• Proficient in written and spoken in English, Bahasa Malay and Mandarin to effectively communicate with especially Mandarin-speaking clients. Ability to communicate local dialects with all levels of stakeholders internally/externally would be an added advantage
