Qualifications

Project Director (REIT / Property Development)

About the Role

We are seeking an experienced and visionaryProject Directorto lead and oversee the full development lifecycle of the company’s property projects. This is a senior leadership position responsible for driving project vision, managing cross-functional teams, and ensuring the successful delivery of developments—ranging from residential and commercial to industrial and renovation works. The ideal candidate will possess strong strategic, financial, and technical acumen, and will play a pivotal role in aligning project outcomes with the company’s broader corporate goals and financial targets.

Job Description
Strategic Planning & Leadership
  • Define the overall project vision, objectives, and development strategies in alignment with corporate goals.
  • Lead master planning for large-scale developments, including residential, commercial, mixed-use, industrial, and asset enhancement/renovation projects.
  • Oversee feasibility studies, financial modelling, and investment appraisals to ensure strong gross profit (G.P.) and total construction cost (T.C.C.) optimisation.
  • Ensure project pipelines are strategically aligned with management expectations and long-term business plans.
Project Development & Delivery
  • Manage the end-to-end development cycle: from land acquisition and design through to approvals, construction, handover, and JMB setup.
  • Coordinate with architects, engineers, consultants, contractors, and local authorities to ensure seamless project execution.
  • Ensure all projects are delivered on time, within budget, and in accordance with quality standards and specifications.
  • Oversee design reviews, tender processes, contract negotiations, and consultant performance.
  • Prepare, monitor, and manage project budgets, including cash flow projections, stage payment collections, and consultant/contractor payments.
  • Conduct financial modelling, cost-benefit analyses, and investment appraisals to support decision-making.
  • Apply value engineering principles to optimise costs without compromising quality, including estimating professional fees, contingencies, and authority fees.
  • Support sales, marketing, and finance teams to maximise commercial returns.
Regulatory & Compliance Oversight
  • Secure all necessary planning approvals, permits, and licences from relevant government authorities.
  • Ensure full compliance with building codes, environmental laws, safety regulations, and strata title requirements.
  • Implement robust risk management frameworks to address financial, legal, technical, and operational risks.
  • Identify potential project risks and develop effective mitigation strategies and contingency plans.
  • Oversee dispute resolution processes with contractors, consultants, or other stakeholders when required.
  • Lead, mentor, and manage a team of project managers, consultants, and other professionals.
  • Foster a high-performance culture, ensuring accountability, continuous improvement, and knowledge sharing.
  • Drive succession planning and talent development to build future leaders within the organisation.
Project Execution & Monitoring
  • Monitor project progress against established timelines and milestones.
  • Lead tender calling, commercial negotiations, and contractor selections.
  • Ensure timely setup of JMB within one year of project completion.
  • Finalise VOS (Valuation of Services) and final accounts upon project closure.
Job Requirements
  • Qualification:Bachelor’s Degree in Architecture, Civil Engineering, Quantity Surveying, or a related field. A Master’s degree or professional registration (e.g., Registered Architect, Professional Engineer, or equivalent) is highly preferred.
  • Experience:Minimum of15–20 yearsof progressive experience in property development, with at least8–10 yearsin a senior leadership or directorial role managing large-scale, mixed-use, residential, commercial, and/or industrial projects.
  • Track Record:Proven experience in managing the full development cycle from land acquisition to project handover and JMB setup, with a strong portfolio of successfully delivered projects.
  • Financial Acumen:Strong capability in budgeting, financial modelling, cost control, and value engineering.
  • Technical Knowledge:In-depth understanding of building regulations, planning laws, strata title legislation, and construction contracts (e.g., PAM Contract).
  • Regulatory Knowledge:Familiarity with local authority submission processes, building codes, and environmental compliance requirements.
  • Leadership Skills:Demonstrated ability to lead, mentor, and develop multidisciplinary teams, driving performance and accountability.
  • Stakeholder Management:Excellent communication and negotiation skills, with experience liaising with government officials, landowners, consultants, contractors, and financial institutions.
  • Languages:Proficiency in English and Bahasa Malaysia is required; proficiency in Mandarin is an added advantage.
  • Other:Strong problem-solving skills, risk management capability, and the ability to work under pressure to meet tight deadlines.
