Xepa-Soul Pattinson (Malaysia) Sdn Bhd is seeking a Facilities Technician to perform preventive and corrective maintenance on plant utilities, supervise contractors, and ensure compliance with safety and ISO standards. The role focuses on HVAC, water, electrical, BAS/EMS/BMS systems, and related equipment to minimize downtime.

Ideal candidates hold a relevant Diploma with 5+ years’ hands-on experience in plant facilities maintenance, and possess a Chargeman certificate or equivalent.

Qualifications

  • Diploma from an accredited Institute in Electrical Engineering, Mechanical Engineering, Mechatronic Engineering, or Automation Engineering.
  • Minimum 5 years of relevant hands-on working experience in plant facilities maintenance.
  • AO/A1 or A4 Chargeman Certificate with mechanical background is an added advantage.
  • Knowledge of air-conditioning systems and air compressors is advantageous.
  • Hands-on experience with scrubber systems and bag filter operation systems preferred.
  • Self-motivated, proactive, and able to demonstrate initiative in day-to-day work.
  • Good communication skills with the ability to interact effectively at all levels and provide regular updates.
  • Proficient in Microsoft Office and monitoring systems such as BAS, EMS, and BMS.

Responsibilities

  • Carry out planned preventive maintenance for utilities including HVAC, hot water, electrical steam boiler, compressed air, and electrical systems.
  • Monitor and supervise contractors on-site for critical systems like HVAC, BMS, EMS, and BAS.
  • Perform routine maintenance, fault finding, troubleshooting, and minor repairs to minimize downtime.
  • Coordinate HT/LV electrical shutdowns, calibration, and on-site safety practices.
  • Maintain maintenance records, logbooks, and schedules in line with ISO, safety, and company requirements.
  • Coordinate calibration activities and CPT with contractors and verify completion to standards.
  • Prepare and maintain technical documentation for plant and equipment.
  • Liaise with internal customers and external suppliers to resolve issues and provide updates.
  • Support ISO management system implementation and continual improvement efforts.

Job description

Provide effective maintenance and repair services throughout the company to minimize breakdowns and downtime while maximizing operational efficiency. The role includes carrying out preventive maintenance programmes, supervising and monitoring appointed maintenance contractors for critical systems (e.g. HVAC, Air Compressors), performing initial troubleshooting, and maintaining plant utility systems to the highest standards.

Key Responsibilities

Carry out planned preventive maintenance for utilities, including:

HVAC System

Hot Water System

Electrical Steam Boiler

Compressed Air System

Electrical System

Ensure preventive maintenance for critical systems is carried out according to the planned schedule.

Assist with the annual High Tension (HT) and Low Voltage (LV) electrical shutdown programme for maintenance and Earth Leakage Relay calibration.

Monitor Building Management System (BMS), Environmental Monitoring System (EMS), and Building Automation System (BAS).

Perform routine maintenance, fault finding, troubleshooting, and minor repairs on machinery, equipment, buildings, and utilities to minimize downtime.

Monitor the cold potable water and filtration systems.

Maintain complete, accurate, and timely maintenance records, logbooks, and schedules in compliance with Health & Safety, ISO, insurance, and company requirements.

Report any major equipment failures, abnormal conditions, deviations, or non-conformances promptly to the Department Manager.

Coordinate with external contractors and supervise their work while on-site.

Ensure adequate stock levels of maintenance spare parts and consumables.

Maintain and update technical documentation for plant and equipment.

Carry out minor mechanical and electrical repairs with minimal disruption to operations.

Execute Health & Safety findings and corrective actions within the agreed timeline.

Coordinate calibration and Cleanroom Performance Testing (CPT) activities with contractors and verify work completion meets required standards.

Perform minor troubleshooting and maintenance for office equipment, including PABX systems, CCTV, and door access systems when required.

Liaise with internal customers and external suppliers to resolve technical issues and provide updates to the superior.

Participate in improvement projects and any other duties assigned by management.

Support the implementation, maintenance, and continual improvement of ISO management systems and ensure compliance with applicable ISO procedures.

Requirements

Diploma from an accredited Institute, College, or Polytechnic in Electrical Engineering, Mechanical Engineering, Mechatronic Engineering, or Automation Engineering.

Minimum 5 years of relevant hands-on working experience in plant facilities maintenance.

AO/A1 or A4 Chargeman Certificate with a mechanical background will be an added advantage.

Knowledge of air-conditioning systems and air compressors will be an added advantage.
