Job summary

MST Facilities Sdn Bhd in Ipoh, Perak, seeks an experienced Facilities Site Manager to lead the Integrated Facilities Management contract at a semiconductor manufacturing facility. You will own contract performance, operational excellence, customer satisfaction, financial management and leadership of the site team.

• Bachelor's Degree or Diploma in Electrical Engineering, Mechanical Engineering, Facilities Management, Building Services or a related discipline.
• 8+ years' experience in Facilities Management, Engineering Services or IFM, with at least 3 years in a managerial role.
• Experience managing outsourced IFM contracts within semiconductor, electronics manufacturing, pharmaceutical, industrial or mission-critical facilities.

Responsibilities

• Lead the overall delivery of the Integrated Facilities Management (IFM) contract, ensuring contractual KPIs, SLAs, and customer expectations are consistently achieved.
• Manage the day-to-day operations of both Hard Services (HVAC, Electrical, Mechanical, Fire Protection, Plumbing, BMS, Utilities and Building Maintenance) and Soft Services (Housekeeping, Landscaping, Pest Control, Waste Management, Reception, Mailroom and other support services as applicable).
• Build and maintain strong relationships with customer management and act as the primary point of contact for all operational, commercial and contractual matters.
• Lead, coach and develop a multidisciplinary team of Engineers, Chargemen, Supervisors, Technicians and Soft Services personnel.
• Plan and monitor preventive maintenance, corrective maintenance and statutory compliance activities to ensure maximum reliability and minimum disruption to manufacturing operations.
• Manage subcontractors and service providers to deliver safe, high-quality and cost-effective services.
• Monitor site budgets, operational costs and contract profitability while driving productivity, continuous improvement and energy efficiency initiatives.
• Ensure compliance with statutory regulations, customer EHS requirements, Permit-to-Work (PTW), LOTO and company HSE policies.
• Prepare monthly operational reports, KPI dashboards and business review presentations.
• Support contract renewals, service improvements and business growth opportunities within the customer account.

Reporting To: Operations Director/Senior Facilities Account Manager.

About The Role

We are seeking an experienced and customer-focused Facilities Site Manager to lead the delivery of our Integrated Facilities Management (IFM) contract at a leading semiconductor manufacturing facility. The successful candidate will be responsible for the overall contract performance, operational excellence, customer satisfaction, financial management, and leadership of the site team while ensuring safe, reliable, and efficient delivery of both Hard and Soft Facilities Management Services.

Requirements

• Bachelor's Degree or Diploma in Electrical Engineering, Mechanical Engineering, Facilities Management, Building Services or a related discipline.
• Minimum 8 years' experience in Facilities Management, Engineering Services or IFM, with at least 3 years in a managerial role.
• Experience managing outsourced IFM contracts within semiconductor, electronics manufacturing, pharmaceutical, industrial or mission-critical facilities is highly preferred.
• Strong knowledge of building engineering systems, IFM operations, contract management and customer relationship management.
• Proven leadership, commercial awareness and financial management skills.
• Excellent communication, problem-solving and stakeholder management abilities.
• Familiarity with Malaysian statutory requirements and EHS practices in manufacturing environments.
• Registered HT Chargeman, Certified Facility Management Manager (CFMM), Registered Energy Manager (REM), Green Book SHO or other relevant professional certifications will be an added advantage.
