Overview of the Role:

The Associate will join Nuveen’s logistics team, supporting the local Portfolio Manager in investment activities and operational asset management of the Italian industrial property portfolio, currently comprising 9 logistics properties with an AUM of €225 million. The role also involves supporting the retail team with day-to-day asset management of the Italian retail property portfolio.

Key Responsibilities:

• Asset Management:
• Assist the local portfolio manager in overseeing asset performance and operations.
• Implement asset management initiatives, including capex programs, lease re-gears, and renewals.
• Prepare annual business plans and asset management strategies.
• Support research and analysis of real estate, including valuation and market insights.
• Coordinate with external professionals such as property managers, leasing agents, lawyers, and project managers.
• Prepare investor reports and analyze variances.
• Contribute to property valuation processes and ensure data accuracy.

• Investment:
• Assist in underwriting new investment opportunities.
• Participate in due diligence processes.
• Provide quarterly investment reports and present findings to the Board and Investment Committee.
• Monitor market opportunities and contribute to the investment pipeline.

Qualifications & Experience:

• Undergraduate degree.
• Relevant professional qualification (e.g., RICS) preferred.
• 2-3 years of experience in real estate asset management, preferably in logistics.
• Knowledge of local lease law, legal environment, and construction/urbanism concepts.
• Understanding of tenant mix, performance, and operations.
• Strong financial, analytical, and modeling skills; proficiency in Excel.
• Experience with Argus AE software is desirable.
