Una società di consulenza in partnership con un'importante azienda del settore immobiliare cerca un Project Manager con esperienza nella gestione di progetti complessi, specialmente nella ristrutturazione di hotel. Il candidato ideale avrà la responsabilità di gestire tutte le fasi del progetto, dal piano iniziale alla supervisione finale, garantendo nel contempo il rispetto delle normative di sicurezza e qualità.

Competenze

  • Minimo 7-10 anni di esperienza come Project Manager nel settore costruzioni.
  • Esperienza specifica nel settore hotelier per progetti complessi di ristrutturazione.
  • Collaborazione come libero professionista (P. IVA).

Mansioni

  • Gestione totale del progetto dalla concezione alla chiusura.
  • Monitoraggio budget e gestione contratti e documentazione.
  • Supervisione rispetto alle normative di sicurezza sul cantiere.

Descrizione del lavoro

Sell&more, in partnership with a leading company in the Real Estate and property management sector, is seeking a Project Manager with proven experience in managing complex projects, particularly in the hotel industry, for an important renovation of a hotel located in Porta Maggiore, Rome.

The ideal candidate will be responsible for end-to-end project management, ensuring adherence to timelines, budgets, quality standards, and safety regulations, serving as the main point of contact between the property owner, suppliers, and the construction team.

Main activities and responsibilities:

General Planning and Coordination:

Define and manage the project plan (timelines, costs, resources) from conception and design to closure.

  • Coordinate all project phases: executive design, construction, and commissioning.
  • Interface with all internal and external stakeholders (property owners, construction management, safety coordinators, contractors, suppliers, public authorities).

Technical and Quality Management:

Ensure compliance of work with specifications, detailed drawings, current regulations, and quality standards.

  • Supervise physical progress on-site, resolving technical and operational issues promptly.
  • Manage non-conformities and changes during construction.
  • Ensure proper project documentation management.

Economic and Contractual Management:

Monitor the project budget, control costs, and manage financial documentation.

  • Manage contracts with suppliers and subcontractors, overseeing their execution and compliance.
  • Analyze and approve progress reports (SAL).

Safety and Permits Management:

Ensure strict compliance with safety regulations (D.Lgs. 81/08) on-site.

  • Supervise activities of the Safety Coordinator during execution (CSE).
  • Manage and monitor obtaining all necessary permits and authorizations (building, environmental, fire safety, etc.) in coordination with relevant authorities.

Education:

Degree in Building/Civil Engineering, Architecture, or Management Engineering with specialization in construction.

Experience:

Minimum 7-10 years of experience as a Project Manager in the construction sector, with at least 3-5 years of specific experience in complex renovation projects within the hotel/hospitality sector. Experience with constrained buildings or dense urban environments is a plus.

Self-employed collaboration (P. IVA) - €50,000 to €60,000 annually to invoice.
