Position Summary:

The Project Manager manages the overall project direction, completion, and financial outcome for assigned projects. Responsible for directing and mentoring on-site staff. The position requires business management acumen, strong leadership, organizational, and communication skills, as well as client service skills.

Major Duties & Responsibilities:

  1. Implement practices of Operation Zero and all Manhattan safety policies.
  2. Manage conflict resolution processes with owners.
  3. Negotiate change orders with subcontractors, prepare requests, and settle disputes.
  4. Serve as client and project management point of contact.
  5. Develop and lead pre-construction meetings.
  6. Responsible for project closeout.
  7. Review and approve subcontractor and vendor pay applications, invoices, and payables.
  8. Prepare labor analysis and manage job costs.
  9. Manage the preparation of the Project Execution Plan.
  10. Manage subcontractor information and welcome packages.
  11. Lead owner, architect, and trade contractor meetings.
  12. Oversee project schedule updates and risk management.
  13. Lead safety management teams on projects.
  14. Conduct themselves in accordance with our guiding principles and attributes.
  15. Perform other duties as assigned.

Skills & Abilities:

  • OSHA 30-Hour Safety Certification, First Aid & CPR.
  • Effective communication skills.
  • Proficiency in Microsoft Office and Manhattan-specific software.
  • Understanding of industry standards.
  • Strong written and verbal communication.
  • Good math and accounting skills.
  • Strong management and team collaboration skills.
  • Ability to develop and maintain client relationships.

Minimum Qualifications:

  • Bachelor's Degree in Construction Management, Engineering, or equivalent, or related experience.
  • At least 8 years of industry experience.
  • Proven ability to manage projects over $25 million.

Working Conditions:

  • Adaptability to weather conditions and ability to inspect all areas of a construction site.
  • Physical ability to stand, bend, sit, and lift up to 50 pounds.
  • Travel may be required, primarily in the metropolitan area, sometimes domestically.
