Provides a high level of property maintenance knowledge. Position has overall responsibility for maintaining the building, grounds, and physical plant with particular attention towards safety, security, and asset protection. Accountable for managing the budget, capital expenditure projects, preventative maintenance, and energy conservation. Develops and implements strategies that will deliver products and services, which meet or exceed the needs and expectations of guests and employees while maximizing financial performance. Responsible for maintaining standards and regulatory requirements. Leads the emergency response team for all facility issues.

CANDIDATE PROFILE

Education and Experience

• High school diploma or GED; 6 years experience in engineering and maintenance or related professional area; technical training in HVAC-R/Electrical/Plumbing.

OR

• 2-year degree from an accredited university in Building and Construction, Engineering, Mechanics, or related major; 4 years experience in engineering and maintenance or related professional area; technical training in HVAC-R/Electrical/Plumbing.

CORE WORK ACTIVITIES

Managing Engineering Operations and Budgets

• Collaborate with property and regional engineering leadership to monitor performance against budget and address concerns.

• Manage the physical plant, including equipment, refrigeration, HVAC, plumbing, water treatment, and electrical systems, following SOPs.

• Administer service contracts supporting property needs.

• Ensure fire crew understands all procedures, equipment, and alarms.

• Coach and support engineering team to control expenses such as wages, utilities, tools, supplies, and vendor services.

• Develop and implement engineering operating strategies aligned with business goals.

• Manage engineering budget and oversee execution of preventative maintenance and asset protection plans.

• Review financial reports to assess performance against budget and propose solutions proactively.

• Communicate departmental goals clearly to achieve desired results.

• Supervise construction projects to ensure timely and within-budget completion.

• Ensure compliance with all relevant regulations and maintain life safety systems.

• Keep building and equipment licenses, permits, and certifications current.

• Administer property policies fairly and consistently.

Managing Profitability

• Monitor operational areas to budget, reviewing financial statements and reports.

• Manage payroll and controllable expenses to meet or exceed financial goals.

• Participate in capital expenditure planning and project management.

• Prepare financial critiques and educate staff on financial impacts.

Conducting Human Resources Activities

• Promote fair and equitable treatment of employees.

• Complete disciplinary procedures and documentation per SOPs and LSOPs.

• Use employee feedback and open communication to address concerns.

• Recognize team contributions publicly.

• Resolve guest issues and escalate to HR as needed.

• Maintain ongoing communication to set expectations and share business objectives.
