Capstone Recruitment UK is seeking an experienced Construction Manager to oversee and deliver new store developments, extensions, and major refurbishment projects across Italy.

Reporting to: Head of Construction (UK, Italy, Germany)

Role Overview

We are seeking an experienced Construction Manager to oversee and deliver new store developments, extensions, and major refurbishment projects across Italy. The successful candidate will be responsible for managing consultancy teams and contractors through all phases of planning, design, and construction. The role requires a strong focus on cost efficiency, build quality, compliance, and stakeholder management.

This is a high-visibility role that works closely with senior leadership, requiring frequent travel across Italy to ensure projects are delivered on time, on budget, and to the highest standards.

Key Responsibilities

• Lead the delivery of all construction projects, including new builds, extensions, and major refurbishments, in line with strategic business objectives.
• Continuously improve construction and fit-out costs per square metre while enhancing quality and consistency of the property portfolio.
• Oversee competitive tendering processes, securing multiple quotations to ensure best value.
• Incorporate customer-focused design and operational efficiency into all project plans, optimising self-storage and ancillary revenue opportunities.
• Maximise usable floor area through efficient space planning and design.
• Provide clear communication across internal departments, external consultants, and contractors to maintain alignment throughout the project lifecycle.
• Collaborate with senior stakeholders to define the annual construction plan, establish KPIs, and deliver against agreed timelines.
• Conduct feasibility studies and provide detailed assessments to support investment decisions.
• Monitor project budgets, costs, and schedules to ensure delivery within approved frameworks.
• Identify opportunities to improve lead times, build quality, and operational performance.
• Ensure all construction activities comply with Italian legislation, health and safety regulations, fire safety standards, and accessibility requirements.
• Liaise with legal teams to review contractual terms and health & safety obligations.
• Ensure operational teams are fully briefed on project impacts and prepared for handover.

Experience & Skills Required

• Clean, valid driving licence and willingness to travel extensively across Italy (including overnight stays).
• Minimum 5 years’ proven experience managing and delivering large-scale, multi-million-euro construction projects (retail, commercial, or industrial sectors preferred).
• Strong experience leading and coordinating external consultancy teams and contractors on concurrent projects.
• Excellent communication skills, with the ability to influence stakeholders and build strong relationships across departments and with external partners.
• Demonstrated expertise in contract negotiation, project planning, cost management, and resource allocation.
• Pragmatic problem solver with a professional and detail-oriented approach.
• Knowledge of Italian construction contracts and legal frameworks.
• Strong understanding of Fire Safety and Health & Safety compliance.
• Proficiency in Microsoft Office (Word, Excel, PowerPoint, Outlook, Teams).
• Fluency in Italian (spoken and written) is essential; proficiency in English is also required.
