Michael Page International Italia S.r.l. ricerca un Investment & Asset Manager per guidare la strategia e la gestione di asset immobiliari in portafoglio, con focus su uffici, logistica e student housing.

Verrà coordinata l’attività di underwriting, due diligence e chiusura delle operazioni di investimento. Il candidato ideale possiede una solida esperienza nel real estate italiano, eccellenti capacità quantitative e una rete di contatti consolidata.

Qualifications

• Master in real estate, ingegneria o economia aziendale (preferibile).
• 5–8 anni di esperienza nel real estate.
• Propensione sia alle transazioni che all’asset management.
• Ottima competenza quantitativa.
• Conoscenza delle pratiche finanziarie applicate al real estate.
• Buona conoscenza della normativa immobiliare locale.
• Conoscenza approfondita dei mercati immobiliari italiani e rete di contatti.
• Disponibilità a viaggiare.

Responsabilités

• Sviluppare la strategia per gli asset in portafoglio, inclusi piano ESG e analisi DCF/NPV.
• Gestire progetti value add e riposizionamento asset.
• Ottimizzare le performance di locazione del portafoglio gestito.
• Monitorare performance degli investimenti e KPI degli asset.
• Guidare e supportare il processo di vendita e acquisizione dalla underwriting al closing.
• Valutare rischi e garantire conformità legale e finanziaria.
• Guidare innovazione digitale e tecnica per aumentare il valore del portafoglio.
• Revisionare le valutazioni.
• Collaborare con Stakeholder interni (Fund Managers, ESG Team).
• Coordinare partner esterni (Property Managers, Letting Agents, Avvocati).

Our Client is an European Real Estate Investment Management Company with a primary focus on offices, logistic and student housing assets. Its activities include acquisition, asset management, repositioning, (re)development and disposal of real estate.

Opportunità

Responsibilities:

• Develop the strategy for the assets in portfolio, comprising an ESG action plan, concluding DCF/NPV calculations, scenario and hold-sell analysis
• Proactively manage value add projects including repurposing/repositioning of assets
• Optimise the letting within the managed portfolio
• Monitor investment performance and relevant asset KPIs
• Lead and support the sales and acquisition process from underwriting and due diligence through to negotiation and closing in order to achieve investment objectives
• Assess risks and ensure compliance with legal and financial regulations
• Proactively drive (digital & technical) innovation to enhance the value of the managed portfolio
• Review and challenge valuations
• Collaborate with internal stakeholders (e.g., Fund Managers, ESG Team)
• Steer and monitor external partners (e.g., Property Managers, Letting Agents, Lawyers)

Competenze ed esperienza

A successful Investment & Asset Manager should have:

• Master's degree preferably in real estate, engineering or business economics
• Minimum 5 - 8 years' work experience in real estate
• Affinity both with transactions and asset management
• Strong quantitative skills is a must
• Understanding of financial practices applied to real estate
• Well informed of local legislation applicable to real estate
• Excellent knowledge of the Italian real estate markets and relevant network
• Ready to travel
