Xb Consultants è alla ricerca di un Asset Manager – Real Estate per Milano, con responsabilità chiave nella gestione del portafoglio retail italiano e nella creazione di valore attraverso ristrutturazioni e miglioramenti operativi.

La persona selezionata coordinerà le performance, lavorando a stretto contatto con leasing, development e investitori per ottimizzare revenue e occupazione, mantenendo focus su sostenibilità ed eccellenza operativa.

Competenze

• Provata esperienza in retail real estate, asset management o investment management.
• Solida track record in repositioning, redevelopment o value-creation.
• Conoscenza approfondita di retail leasing, tenant mix e asset performance.
• Forti capacità di modellazione finanziaria e analisi degli investimenti.
• Esperienza in gestione di capex significativo e programmi di sviluppo.
• Conoscenza del mercato immobiliare retail italiano.
• Esperienza nel lavoro con property manager, leasing agent, developers e investitori istituzionali.
• Buon senso commerciale e capacità di tradurre iniziative a livello di asset in ritorni investimenti misurabili.
• Fluenza in italiano e inglese.
• Ottime capacità di comunicazione, negoziazione e gestione degli stakeholder.

Mansioni

• Assume responsabilità strategica per le performance e la creazione di valore dell’asset.
• Monitora prestazioni rispetto a budget, piano aziendale e obiettivi d’investimento.
• Individua opportunità di repositioning, redevelopment e uso alternativo.
• Valuta potenziali acquisizioni, cessioni ed estensioni nel portfolio italiano.
• Collabora con leasing e partner per ottimizzare tenant mix e occupazione.
• Migliora redditività da locazioni e condizioni contrattuali.
• Lead negoziazioni con principali inquilini (rinnovi, restructure, incentivi).
• Assicura coerenza tra tenant mix e strategia retail, leisure, F&B ed esperienziale.
• Interagisce con development e project management per garantire consegna entro budget.
• Produzione di report di asset management per senior management e investitori.

Asset Manager - Real Estate - Milan

A leading pan-European real estate investment and development group is seeking an experienced Asset Manager to join its growing Italian platform and take a leading role in the continued transformation and value creation of its Italian portfolio

Key Responsibilities

• Take strategic responsibility for the performance and value creation of the asset by identifying opportunities to increase income and capital value.
• Monitor asset performance against budget, business plan and investment objectives.
• Identify opportunities for further repositioning, redevelopment, refurbishment and alternative uses.
• Evaluate potential acquisitions, disposals, extensions and investment opportunities as the Italian portfolio develops.
• Work closely with the leasing team and external agency partners to optimise tenant mix and occupancy.
• Identify opportunities to improve rental income, lease terms and tenant quality.
• Lead negotiations with key tenants where appropriate, including renewals, restructurings, incentives and new lettings.
• Ensure the tenant mix remains aligned with the wider retail, leisure, F&B and experiential strategy.
• Work alongside development and project management teams to ensure projects are delivered against approved budgets, programmes and investment objectives.
• Identify opportunities to improve customer experience, sustainability and operational efficiency.
• Prepare annual budgets, forecasts and five-year business plans.
• Undertake investment appraisals, scenario analysis and valuation analysis.
• Produce regular asset management reporting for senior management and investment stakeholders.
• Work closely with the property manager and operating partners to improve asset performance.

Candidate Profile

• Proven experience in retail real estate, asset management or investment management.
• A strong track record managing assets through repositioning, redevelopment or active value-creation strategies.
• A strong understanding of retail leasing, tenant mix and asset performance.
• Strong financial modelling and investment-analysis capabilities.
• Experience managing significant capex and development programmes.
• Strong knowledge of the Italian retail real estate market.
• Experience working with property managers, leasing agents, developers and institutional investors.
• Strong commercial judgement and the ability to translate asset-level initiatives into measurable investment returns.
• Fluency in Italian and English.
• Excellent communication, influencing, negotiation and stakeholder-management skills.
