Responsibilities

• Team & shift supervision: supervise BMS Executives across shifts; ensure 24x7 coverage and proper handover logs.
• Incident command (P1/P2/alarm storms): act as first escalation owner and coordinate OEM/vendor responses.
• Alarm analytics & reduction: own daily/weekly alarm analytics and drive reduction actions with a clear action register.
• Comfort governance: analyze Hot/Cold complaints and ensure governance on setpoint changes with documented rationale.
• Landlord interface: monitor LL-BMS interface and route landlord coordination through the Ops/FM Lead.
• Documentation & SLA governance: maintain BMS docs, OEM PPM schedules, and track SLAs.
• Reporting cadence: prepare Daily/Weekly/Monthly reports with uptime, trends, alarms, and reliability data.
• Vendor/OEM supervision: coordinate on-site vendor work with time-boxed supervision and logs.
• OT security & access governance: enforce air-gap integrity, offline patch workflow, and access reviews.
• Training & stakeholder collaboration: deliver on-the-job training and coordinate with engineering stakeholders.

The role governs and optimises Building Management Systems (HVAC, electrical, fire life safety integration, and energy monitoring) within an air‐gapped Operational Technology (OT) environment and defined change control. It requires technical competence combined with team supervision, incident coordination, and stakeholder management.**Required Qualifications and Skills*** Diploma / Bachelor's degree in Electrical / Mechanical / Instrumentation Engineering or related field* 5+ years in BMS Operations and maintenance, including supervisory responsibility* Demonstrated hands-on capability in BMS configuration, alarm management on at least one major platform (e.g., Schneider Electric, Siemens, Johnson Controls)* Strong understanding of HVAC systems and building operations* Knowledge of open networking protocols used in BMS environments (e.g., BACnet/IP, Modbus TCP), applied within Operational Technology constraints* Familiarity with energy management principles and sustainability practices* Alarm management, trending, and incident coordination capability* Excellent problem-solving and analytical skills* Strong communication, interpersonal, and team-supervision abilities* Ability to work independently and lead a shift-based team**Preferred Qualifications*** OEM/Platform Advanced-Level certification (system configuration, graphics development/modification, alarm management)* Relevant industry certifications* Experience with analytics/trending and integrations within Operational Technology constraints (offline/approved methods only — no live external connectivity unless approved by Information Security)* Knowledge of building codes and energy efficiency standards* BMS Project management experience* Experience supervising BMS Executives / shift teams**Roles and Responsibilities of Assistant Manager – BMS*** **Team & shift supervision:** Directly supervise BMS Executives across shifts; conduct daily review and sign-off of shift handover logs; ensure 24×7 coverage, handover completeness, and logging discipline.* **Incident command (P1/P2/alarm storms):** Act as first escalation owner; take incident command, coordinate MST/TSAM/OEM, escalate if unresolved, and ensure incident logging and Root Cause Analysis for P1 events.* **Alarm analytics & reduction:** Own daily/weekly alarm analytics, identify repeat contributors, drive alarm-reduction actions, and maintain an Action Register with single owner and due date; escalate overdue/at‐risk items.* **Comfort governance (Hot/Cold complaints):** Own daily Hot/Cold complaint analysis using the Complaint Tracker; identify repeat zones; correlate to zone trends; decide informational vs corrective action vs maintenance escalation. Ensure setpoint changes follow governance — Executives do not change setpoints without AM‐BMS approval, and all changes are documented with rationale and revert time.* **Landlord interface (boundary control):** Monitor Landlord-owned critical parameters via the LL‐BMS interface; route all Landlord coordination through the Ops/FM Lead per the landlord responsibility boundary — do not contact the Landlord directly.* **Documentation, PPM & SLA governance:** Maintain BMS documentation and operational procedures; monitor OEM PPM schedule execution; track SLAs and escalate breaches through governance (inform WTSAM/City BMS Manager).* **Mandatory reporting cadence:** Prepare and submit reports to the defined cadence — Daily BMS Status (by 09:00), weekly operations inputs, monthly performance inputs — covering uptime, consumption breakdown, temperature trends, alarms, and equipment reliability; maintain audit-ready archives.* **Vendor/OEM supervision:** Coordinate OEM for operational issues (graphics modification, sensor calibration, controller configuration, hardware replacement); ensure vendor work is on-site, supervised, time-boxed, and logged, using temporary accounts only — no operator/admin credentials and no remote access.* **Power-down & resiliency support:** Support planned power-down (graceful shutdown and bring-up) and coordinate BMS outage response, including activation of manual monitoring, stakeholder updates, post-restoration verification, and incident review.* **Fire Life Safety (FLS) governance:** Ensure FLS integration points display correctly and any FLS alarm/fault receives immediate response; ensure PA test logs and FLS integration verification are maintained per required frequency (BMS does not override fire panel priority).* **OT security & access governance:** Enforce air‐gap integrity checks, removable media controls, offline patch workflow, and periodic access reviews (monthly active user / physical access; quarterly profile/privileged access); escalate security violations immediately.**Training & stakeholder collaboration:** Deliver on-the-job training and maintain competency records for BMS Executives; collaborate with WPX/Operations, TSAM, and engineering stakeholders on comfort and building-environment actions within approved change control.**Location:**On-site –Hyderabad, TS**Scheduled Weekly Hours:**48If this job description resonates with you, we encourage you to apply even if you don’t meet all of the requirements.
