Qualifications

• 18–25+ years of core experience in real estate/construction.
• At least senior leadership experience (VP/SVP/Executive Director) on premium residential high-rises and large township projects.
• Proficiency in Primavera P6, MS Project, ERP systems, and AutoCAD.

Responsibilities

• Oversee the complete project lifecycle from land handover to post-construction support.
• Formulate macro-level project schedules, baselines, and milestones for multiple developments.
• Drive project delivery within budgets and timelines with strict safety standards.
• Collaborate with architects, structural, MEP and legal teams to optimize design and safety.
• Lead value engineering to reduce costs without compromising quality.

Executive Summary:

KG Foundations is seeking a visionary, high-caliber Vice President Projects to lead the end-to-end planning, execution, and delivery of our residential and commercial real estate portfolio. This executive role demands a strategic leader with a proven track record in managing multi-site residential developments, driving technical excellence, ensuring strict adherence to project timelines and budgets, and leading large cross-functional execution teams.

Key Responsibilities:

1. Strategic Project Leadership & Operational Delivery

• Oversee the complete project lifecycle from land handover, pre-construction planning, execution, and quality control to handovers and post-construction support.
• Formulate macro-level project schedules, master baseline plans, and operational milestones across all ongoing and upcoming developments.
• Drive project completion strictly within approved budgets, target timelines, quality benchmarks, and high safety standards.

2. Engineering, Technical Governance & Value Engineering

• Partner with architectural, structural, MEP, and legal consultants to optimize design efficiency, constructability, and structural safety.
• Implement value engineering initiatives to optimize construction costs without compromising structural integrity or aesthetic standards.
• Drive technology adoption, modern construction techniques, prefabrication methods, and modern execution tools (e.g., Primavera, MS Project, ERP/BIM).

3. Budgeting, Cost Control & Financial Management

• Oversee master project budgeting, cash-flow projections, and monthly capital expenditure tracking in coordination with Finance & Accounts.
• Monitor cost variances, variation claims, and extra-item requests to ensure zero budget slippage.
• Approve major contractor running bills, final bills, and key procurement requisitions.

4. Procurement, Contracts & Vendor Management

• Provide strategic direction to Contracts, Procurement, and QS teams in finalizing high-value contract packages, trade partners, and raw material suppliers.
• Lead high-stakes negotiations with tier-1 contractors, specialized consultants, and key vendors.
• Ensure robust contract governance, risk mitigation, and resolution of contractual disputes or claims.

5. Statutory Approvals & Regulatory Compliance

• Liaise with government bodies, municipal authorities (CMDA/GCC), utility boards, and statutory authorities to ensure seamless approvals, NOCs, and Completion Certificates (CC/OC).
• Ensure strict implementation of site safety (EHS), labor law compliances, environmental norms, and quality assurance protocols.

6. Team Leadership, Stakeholder & Client Coordination

• Mentor and lead Project Heads, General Managers, Site Engineers, Quality/Safety leads, and functional teams to foster a culture of performance and accountability.
• Coordinate closely with Sales, Marketing, Customer Relationship Management (CRM), and Facility Management teams for seamless site visits, customer inspections, and possession handovers.
• Provide regular executive status dashboards, risk assessments, and progress reports to the Board / Managing Director.

Candidate Profile & Leadership Qualifications:

• Education: B.E. / B.Tech in Civil Engineering; M.Tech / MBA qualification is highly preferred.
• Experience: 18 to 25+ years of core experience in real estate/construction, with at least 58 years in a senior leadership role (VP / Senior VP / Executive Director Level) managing premium residential high-rises and large township projects.
• Technical Skills: Proficiency in Project Management software (Primavera P6, MS Project), ERP (SAP MM/PS modules), AutoCAD, and modern construction management frameworks.
