Uniservice Apartment Solutions LLP is hiring a Technical Supervisor - Residential in Bangalore North, India. The role focuses on supervising end-to-end maintenance of electromechanical systems, coordinating with vendors and agencies, and ensuring high uptime for critical building services.

The candidate will implement preventive maintenance, manage AMC contracts, and lead HOTO and snagging activities to align with site standards and client requirements.

Qualifications

• Experience in supervising electromechanical maintenance and facility systems.
• Ability to plan preventive maintenance and manage 3rd party vendors.
• Knowledge of safety standards and utility systems in residential facilities.

Responsibilities

• Oversee maintenance for electromechanical equipment, transformers, HVAC, DGs, UPS and safety systems to ensure uptime.
• Coordinate with govt agencies and vendors for AMC and compliance.
• Prepare 52-week preventive maintenance schedules and ensure timely execution.
• Monitor and de-snag MEP systems per site standards.
• Lead HOTO, snagging, and handover activities as required.

Technical Supervisor - Residential

1. 1. Ensure overall plant projects & maintenance activities of Electromechanical equipment, Transformers, HT & LT lines, HT & LT panels, DG’s, UPS, HVAC system, WTP, STP, Firefighting system etc. and achieved 99.99% uptime.
2. 2. Liaison works with Govt. Agencies viz, PCB, BESCOM, CEIG, BWSSB, etc.
3. 3. Preparation of transition checklist for all MEP.
4. 4. HOTO Preparation and execution according to the standard check list prepared as per site requirement.
5. 5. Snagging & De-snagging of Complete MEP System in the property as per the site-specific standards.
6. 6. Preparation and implementation of 52 weeks preventive planned maintenance scheduleFor every electro-mechanical equipment/system.
7. 7. Follow up with the AMC vendor to attend the breakdown as per the contract SLA.
8. 8. CCTV.ACCESS CONTROLS Systems Maintenance.
9. 9. Coordination with the client and the vendor for the renewal of AMC.
10. 10. Preparation and implementation of 52 weeks planner.
11. 11. Monitoring the scheduled preventive maintenance services by the AMC vendor of all the Equipment’s under AMC as per the agreement
