Job summary

Aditya Birla Insulators seeks a seasoned Land Acquisition professional to lead end-to-end activities for renewable projects in Karnataka. You will identify parcels, develop land banks, and negotiate with landowners for lease and sale deeds.

You will perform title due diligence, coordinate with legal teams, ensure meticulous documentation, and maintain MIS on land records. Collaboration with multiple functions and stakeholders is essential.

Qualifications

• 8–15 years of experience in land acquisition, preferably in renewable energy, infrastructure, transmission, power, or industrial sectors.
• Proven experience in land acquisition across Karnataka and strong knowledge of Karnataka land laws and registration procedures.
• Experience in acquisition for Solar, Wind, Hybrid, Transmission, or Infrastructure projects.

Responsibilities

• Lead end-to-end land acquisition activities for renewable projects across Karnataka.
• Identify land parcels based on project requirements, connectivity, and feasibility.
• Develop land banks to support future renewable energy pipelines.
• Negotiate terms with landowners and facilitate lease/sale deeds and related agreements.
• Conduct due diligence, validate titles, and coordinate with legal teams.
• Ensure accurate documentation and MIS tracking of land records.
• Coordinate with government authorities to obtain NOCs and registrations.
• Build relationships with landowners, communities, consultants, and partners.
• Collaborate with BD, Engineering, Projects, Legal, and Finance teams for timely handovers.
• Monitor milestones and mitigate land acquisition risks.

Key Responsibilities

Land Identification & Acquisition - Porbandar, Gujarat

• Lead end-to-end land acquisition activities for Solar, Wind, Hybrid, and BESS projects across Karnataka.
• Identify suitable land parcels based on project requirements, transmission connectivity, resource availability, and commercial feasibility.
• Develop land banks to support the organizations future renewable energy pipeline.
• Negotiate commercial terms with landowners and facilitate execution of lease deeds, sale deeds, and other land agreements.

Due Diligence & Documentation

• Conduct detailed land due diligence, including title verification, ownership validation, encumbrance checks, and legal risk assessment.
• Coordinate with legal teams for scrutiny of land documents and preparation of acquisition-related agreements.
• Ensure accurate documentation, digitization, and maintenance of land records, agreements, and trackers.
• Facilitate registration, mutation, conversion, and other post-registration formalities.

Government Liaison & Statutory Approvals

• Liaise with Revenue Department, Forest Department, Panchayat, Tehsildar, Deputy Commissioner, Sub-Registrar Office, Survey Department, and other government authorities.
• Obtain statutory approvals, No Objection Certificates (NOCs), land conversion approvals, and other regulatory clearances required for project development.
• Resolve land-related disputes and coordinate with authorities for timely issue resolution.

Stakeholder Management

• Build and maintain strong relationships with landowners, local communities, government officials, consultants, and channel partners.
• Manage negotiations with multiple stakeholders to ensure smooth execution of land acquisition activities.
• Address community concerns and facilitate social acceptance of projects.

Project Coordination

• Collaborate with Business Development, Engineering, Projects, Legal, Finance, and Environmental teams to ensure timely land handover.
• Support transmission corridor acquisition, right-of-way (RoW), and access road development.
• Monitor project milestones and proactively mitigate land acquisition risks.

Compliance & Governance

• Ensure compliance with applicable state and central land laws, company policies, and regulatory guidelines.
• Maintain transparency and ethical practices throughout the acquisition process.
• Ensure timely submission of MIS, project status reports, and management updates.

Team & Vendor Management

• Lead and mentor regional land acquisition teams, surveyors, and consultants.
• Monitor performance of land aggregators, liaison agencies, and external partners.
• Drive productivity and quality across the land acquisition function.

Educational Qualification

• Bachelors Degree in any discipline (Engineering, Agriculture, Law, or Management preferred).
• MBA/Postgraduate qualification will be an added advantage.

Experience

• 8-15 years of experience in land acquisition, preferably in the renewable energy, infrastructure, transmission, power, or industrial sectors.
• Proven experience in land acquisition across Karnataka.
• Strong understanding of Karnataka land laws, revenue processes, registration procedures, and statutory approvals.
