Responsibilities

  • Monitor HVAC, fire detection/protection, PHE and BMS for serviceability and SLAs.
  • Track contractor performance on response times, testing, spares and consumables.
  • Ensure shift duties and handovers are properly managed.
  • Conduct quality checks and audits against contracts for SLA adherence.
  • Prepare and review CAPEX/OPEX plans and approve budgets.

Job Description:

JOB PURPOSE

Ensure proper O&M of Mechanical systems (HVAC, Fire Detection & Protection, PHE and BMS), there-by improving system stability & reducing energy consumption, performing Shift duties, apart from certifications compliance – Energy Management System (ISO – 500001). LEED, CDM, ISO-140001.

KEY ACCOUNTABILITIES
Contract and SLA Monitoring
  • Monitor HVAC, Fire Detection & Protection, PHE, and BMS systems for serviceability, preventive maintenance, and adherence to defined SLAs.
  • Track contractor performance on parameters such as response time, equipment testing, tool availability, and stock of spares and consumables.
  • Perform periodic compliance reviews to ensure documentation of service records and adherence to equipment uptime requirements.
  • Conduct quality checks and audits against service contracts for SLA adherence.

Key performance indicators:

  • SLA adherence across all MEP systems
  • Number of SLA deviations reported per month
  • % compliance in spare/tools/consumables availability
  • % planned preventive maintenance completed on time
Asset Management and Operational Efficiency
  • Prepare BOQs, specifications, and standard makes for procurement and project execution.
  • Plan and monitor CAPEX/OPEX activities along with execution quality and compliance to approved budgets.
  • Identify root causes of recurrent issues and implement CAPA to minimize repetitive complaints.
  • Track and report reduction in complaints, focusing on trend analysis and first-time resolution rates.

Key performance indicators:

  • % reduction in repetitive complaints (YoY or MoM)
  • Number of CAPA implemented per quarter
  • CAPEX/OPEX budget adherence (% deviation)
  • Average time to resolve root cause issues
Energy and Water Efficiency Monitoring
  • Establish energy and water consumption baselines and compare monthly trends to identify saving opportunities.
  • Submit timely MIS and energy-saving reports highlighting performance against baseline metrics.
  • Facilitate timely calibration of water meters and submission of accurate water meter readings.
  • Monitor air and water quality through certified third-party testing and maintain audit-ready documentation.

Key performance indicators:

  • % variance in energy/water consumption vs. baseline
  • Number of energy-saving initiatives implemented
  • Frequency of water meter calibration (as per schedule)
  • Number of non-compliance observations in IAQ/Water tests
Continuous Improvement and Quality Initiatives
  • Implement Kaizen, 5S, BLIP, and CIP projects to enhance operational and service quality.
  • Track and document improvements across engineering functions through structured change initiatives.
  • Execute improvement works for retail concessions and non-aero revenue generation opportunities.
  • Lead the planning and delivery of engineering enhancements in coordination with the commercial and project teams.

Key performance indicators:

  • Number of improvement projects executed per quarter
  • % of completed Kaizen/5S/CIP actions
  • Improvement in audit scores post-implementation
KEY ACCOUNTABILITIES - Additional Details
Shift Management and Operational Readiness
  • Perform shift duties to manage engineering services and ensure uninterrupted operations.
  • Coordinate with cross-functional teams to respond to operational needs and emergencies.
  • Maintain engineering service logs and monitor shift-wise performance indicators.
  • Ensure handover/takeover protocols are followed during shift transitions for operational continuity.

  • % adherence to shift duty schedule
  • Number of operational disruptions during shift
  • Response time to operational emergencies

  • Fire and PHE Pump House having Electrical driven heavy duty pumps, Diesel engine driven duty pumps, Jockey Pumps, Potable & Flush Water Pumps(Hydro-pneumatic System), Sump pumps, Detectors, FACPâs, Sprinklers, Hydrants, Deluge Valve Stations etc
EDUCATION QUALIFICATIONS
  • BE/B.Tech. - Mechanical Engineering
  • Diploma.- Mechanical Engineering
RELEVANT EXPERIENCE
  • Experience of at least 3 â 5 years for BE/B.Tech. with relevant experience in Mechanical Systems, specifically in HVAC High Side(Chillers, Cooling Towers, Pumps, etc.) along with Fire Detection & Protection, PHE and HVAC low side.
  • Experience of at least 5 â 8 years for 3Yrs. Engg. Diploma. with relevant experience in Mechanical Systems, specifically in HVAC High Side(Chillers, Cooling Towers, Pumps, etc.) along with Fire Detection & Protection, PHE and HVAC low side.
