Key Responsibilities
1. Hard Services Operations (Core Execution)
- Operate and maintain all building engineering systems, including:
- HVAC systems (AHUs, FCUs, VRF/VRV units)
- Electrical systems (LT panels, UPS, DG sets)
- Plumbing systems and water supply
- Fire & life safety systems
- Ensure continuous operation and zero disruptionof critical systems.
- Perform routine checks, readings, and log sheet updates.
- Identify early signs of equipment failure and take corrective action.
2. Preventive & Breakdown Maintenance
- Execute preventive maintenance schedules as per SOPs.
- Attend and resolve breakdown complaints within defined SLAs.
- Coordinate with vendors for specialized maintenance activities.
- Ensure proper closure of maintenance tasks with documentation.
3. Work Order & Helpdesk Management
- Receive, acknowledge, and execute work orders through CAFM/CMMS systems.
- Ensure timely closure of tickets with quality service delivery.
- Provide feedback and updates on task status.
- Maintain accurate records of all maintenance activities.
4. Technical Monitoring & Log Management
- Record and monitor:
- Electrical load readings
- DG fuel consumption
- HVAC performance parameters
- Water levels and pump operations
- Highlight abnormalities and elevate deviations.
- Maintain daily, weekly, and monthly logs.
5. Technical Transformation & Optimization (Execution Level)
A. Data Capture & Digital Adoption
- Ensure accurate data entry in:
- CAFM systems
- Energy monitoring tools
- Maintenance logs
- Support implementation of digital tools such as:
- IoT sensors
- Smart meters
- Automated monitoring systems
B. Energy & Efficiency Optimization
- Identify opportunities for:
- Reducing energy consumption
- Optimizing equipment usage
- Implement basic optimization actions such as:
- Switching schedules
- Load balancing
- Temperature optimization
- Support energy audits and improvement initiatives.
C. First-Level Troubleshooting & RCA Support
- Perform initial fault diagnosis for equipment failures.
- Assist senior engineers in root cause analysis (RCA).
- Implement corrective and preventive actions as directed.
D. Asset Care & Lifecycle Support
- Ensure proper handling and maintenance of equipment.
- Report aging equipment and recurring failures.
- Support asset tagging and documentation.
6. Safety, Compliance & EHS
- Ensure adherence to all safety protocols and procedures.
- Use appropriate PPE during operations.
- Support:
- Fire drills
- Emergency response
- Safety audits
- Ensure compliance with electrical and operational safety norms.
7. Vendor & Contractor Coordination
- Assist in supervising vendor activities on-site.
- Ensure vendors follow:
- Safety procedures
- Work permits
- Quality standards
- Verify work completion and report discrepancies.
8. Soft Services Coordination (Support Role)
- Coordinate with housekeeping and other teams when technical support is required.
- Ensure technical readiness of areas before cleaning or events.
9. Event & Meeting Support
- Ensure readiness of:
- Meeting rooms
- Conference facilities
- AV and electrical systems
- Provide technical support during events and client visits.
10. Builder / Landlord Coordination
- Report infrastructure issues to Facility Manager.
- Assist in resolving:
- Power supply issues
- Water supply disruptions
- Common area technical issues
11. Training & Skill Development
- Participate in:
- Technical training programs
- Safety training sessions
- Stay updated on new technologies and maintenance practices.
- Support onboarding of new technicians.
12. Reporting & Documentation
- Maintain accurate records of:
- Maintenance activities
- Equipment performance
- Incidents and breakdowns
- Submit daily shift reports to supervisors.
- Escalate major issues promptly.
13. Business Continuity Support
- Assist during:
- Power failures
- Equipment breakdowns
- Emergency situations
- Ensure backup systems (DG, UPS) are operational.
- Support execution of BCP procedures.

Qualifications & Experience
- Diploma / ITI / Bachelors in Electrical / Mechanical Engineering
- 2–6 years of experience in facility management / engineering operations
- Experience in corporate / commercial facilities preferred
