Job summary

Job description

Profile Requirement:

Preferably a qualified Architect with substantial experience in Regulatory Approvals / Building Proposals / Liaison Architecture and a strong working knowledge of DCPR 2034 and applicable development regulations. The candidate should have hands‑on experience dealing with approval drawings, municipal submissions and the overall approval lifecycle for large and complex developments.

Key Responsibilities:

• Detailed understanding and interpretation of DCPR 2034, including various provisions relating to FSI, fungible FSI, TDR, setbacks, open spaces, parking, fire requirements, refuge areas, basements, podiums, building heights, amenities and other planning parameters.
• Review development potential and regulatory implications for existing as well as proposed developments.
• Independently review architectural and approval drawings from a regulatory compliance perspective before submission to authorities.
• Coordinate with project architects, design consultants, liaison architects and internal teams for incorporation of regulatory requirements.
• Understand and manage the approval process relating to IOD, CC, amended plans, further CC, OCC/BCC and other statutory approvals/NOCs.
• Track approval conditions and ensure timely compliance with conditions stipulated by various statutory authorities.
• Review area calculations, FSI statements, development potential statements and other regulatory calculations.
• Review and verify scrutiny fees, premiums, development charges and other demand notes/payment calculations raised by statutory authorities.
• Maintain an updated understanding of circulars, notifications, amendments, policies and changes in applicable regulations.
• Evaluate regulatory issues and provide practical solutions in consultation with architects, consultants and the Regulatory Approvals team.
• Effectively coordinate with internal departments including Projects, Design, Finance, Legal, Leasing, Operations and other concerned teams wherever regulatory inputs or documentation are required.
• Assist in preparation of technical representations, submissions, presentations and regulatory notes for management and statutory authorities.
• Maintain an approval tracker highlighting submissions, pending compliances, payments, dependencies, critical issues and target dates.
• Support the Regulatory Approvals Head in reviewing new proposals and identifying potential approval risks at an early stage.

The candidate should preferably have experience handling large commercial, retail, hospitality, mixed‑use or high‑rise developments and should be capable of independently understanding and resolving complex approval‑related matters.
