Job summary

Nitesh Land in Bengaluru invites an experienced Architectural Lead to drive design development for residential, commercial, hospitality, and mixed-use projects. You will lead design development, ensure quality, and coordinate with structural, MEP, landscape, and other consultants.

You will oversee regulatory approvals, document control, and value-engineering opportunities, while promoting BIM and digital design tools to improve efficiency.

• Ensure compliance with building bye-laws, development regulations, fire and safety norms, and environmental requirements.

Job description

To lead architectural design development, consultant coordination, statutory compliance, and project execution support for residential, commercial, hospitality, and mixed-use developments. The role is responsible for ensuring design excellence, timely delivery of drawings, regulatory compliance, cost optimization, and seamless coordination with project stakeholders.

Key Responsibilities

Design & Planning

• Develop and review conceptual, schematic, and detailed architectural designs.
• Ensure adherence to project vision, design intent, quality standards, and brand guidelines.
• Participate in master planning, space planning, and design optimization initiatives.
• Review design proposals and recommend improvements based on functionality, aesthetics, and cost considerations.
• Coordinate with structural, MEP, landscape, interior, façade, and specialty consultants.
• Ensure integration of multidisciplinary designs and timely closure of design-related issues.
• Review consultant deliverables for completeness, quality, and compliance.

Project Documentation

• Review and approve architectural drawings, specifications, schedules, and construction documentation.
• Ensure timely issuance of drawings to site and project teams.
• Maintain document control and revision management throughout the project lifecycle.

Regulatory Approvals & Compliance

• Ensure compliance with applicable building bye-laws, development regulations, fire and safety norms, environmental requirements, and statutory approvals.
• Liaise with authorities, consultants, and approval agencies as required.
• Support the team in obtaining project approvals and clearances.

Construction & Site Coordination

• Conduct periodic site visits to monitor adherence to design intent and quality standards.
• Resolve design and execution-related issues in coordination with project teams.
• Review mock-ups, materials, finishes, and samples before implementation.
• Identify opportunities for value engineering and design efficiency.
• Work closely with procurement and project teams to optimize costs without compromising quality and functionality.
• Evaluate alternative materials and construction methodologies.

Stakeholder Management

• Collaborate with internal stakeholders including Projects, Procurement, Sales, Marketing, and Finance.
• Manage external architects, consultants, contractors, and vendors.
• Present design concepts and project updates to management when required.

Process Improvement & Innovation

• Drive adoption of industry best practices, sustainable design principles, and innovative technologies.
• Contribute to the development of design standards, SOPs, and process improvements.
• Promote BIM and digital design tools wherever applicable.
