Senior Manager – Land Acquisition – Civil
Location: Goa
Reporting to: HOD – Land & Permissions
We are seeking a highly experienced Senior Manager - Land Acquisition - Civil to join our dynamic team in Goa. The ideal candidate will have a deep understanding of DCR/Bylaws relevant to the luxury real estate sector and will be adept at coordinating with internal and external stakeholders to ensure seamless project execution from inception to completion.
Qualifications
- Bachelor’s degree in Civil Engineering or a related field.
- 10+ years of experience in land acquisition, permissions management, and project coordination within the luxury real estate sector.
- Strong understanding of DCR/Bylaws and regulatory frameworks governing real estate development.
- Excellent leadership and management skills with a proven ability to coordinate multiple stakeholders effectively.
- Exceptional problem‑solving capabilities and attention to detail.
- Strong communication skills with the ability to articulate complex regulatory issues to diverse audiences.
Key Responsibilities
Regulatory Compliance
- Oversee and ensure all project approvals, permissions, and clearances meet government regulations and industry standards.
- Maintain up‑to‑date documentation of all approvals, ensuring timelines and compliance standards are consistently met.
Project Coordination
- Collaborate with internal teams (design, legal, and construction) and external agencies (consultants, authorities, and vendors) to facilitate efficient project execution.
- Conduct regular site visits to monitor project progress, adherence to approved plans, and construction timelines.
Feasibility Studies
- Perform detailed feasibility studies for projects and provide insights on potential challenges related to land acquisition, local bodies, and legal constraints that may impact project timelines and costs.
- Carry out thorough site analyses, including boundary demarcation, topographical studies, and identification of development constraints.
- Address any issues that may arise from local authorities, site teams, or other stakeholders that could affect construction activities.
- Track progress against development milestones, identifying deviations or bottlenecks, and implement timely resolutions.
- Identify, assess, and mitigate risks associated with land acquisition, statutory compliance, and regulatory approvals throughout the project lifecycle.
Stakeholder Representation
- Represent the company in regulatory hearings, site inspections, and other official interactions as required, showcasing strong communication and negotiation skills.
Software Proficiency
- Utilize relevant software tools such as AutoCAD and MS Office for technical design, documentation, and reporting.
