Qualifications

• CA/CMA/MBA Finance/M.Com or equivalent qualification is required.

Job Summary

We are looking for an experienced and strategic Senior Finance Manager / Head of Finance to lead the finance and accounts function for our real estate business. The candidate will be responsible for financial planning, budgeting, cash flow management, project costing, taxation, statutory compliance, financial reporting, and risk management.

The ideal candidate should have strong experience in the real estate or construction industry, sound financial acumen, and the ability to support management in strategic decision-making while ensuring financial discipline across projects.

Key Responsibilities

1. Financial Planning & Management

• Develop and manage annual budgets, financial forecasts, and business plans.
• Monitor cash flow, fund allocation, working capital, and liquidity requirements.
• Prepare financial statements, MIS reports, and management dashboards.
• Analyse financial performance, profitability, revenue, and expenditure.
• Provide financial insights and recommendations to Directors and senior management.
• Establish financial controls, policies, and procedures to improve operational efficiency.

2. Real Estate Project Finance

• Monitor project-wise budgets, costs, profitability, and cash flow.
• Prepare and review project feasibility reports and financial projections.
• Monitor project expenditure against approved budgets and identify cost variances.
• Coordinate with Project, Purchase, Sales, and CRM teams for financial planning and reporting.
• Monitor customer collections, outstanding payments, receivables, and payment schedules.
• Oversee contractor payments, vendor dues, and project-related financial commitments.
• Support financial planning for new projects, project launches, and business expansion.
• Monitor project funding requirements and utilization of funds.

3. Accounts & Financial Reporting

• Oversee day-to-day accounting operations and ensure accurate financial records.
• Review general ledger, journal entries, bank reconciliations, and balance sheet schedules.
• Ensure timely preparation of monthly, quarterly, and annual financial statements.
• Monitor accounts payable, accounts receivable, and inter-company transactions.
• Ensure proper documentation and accounting of project-related transactions.
• Review financial data and ensure accuracy of reports submitted to management.

4. Taxation & Statutory Compliance

• Oversee GST, TDS, income tax, and other applicable statutory compliances.
• Ensure timely filing of tax returns, statutory forms, and financial statements.
• Coordinate with external auditors, tax consultants, and statutory authorities.
• Ensure compliance with applicable accounting standards and regulatory requirements.
• Monitor RERA-related financial reporting and project account compliance, wherever applicable.
• Maintain proper records for audits, assessments, and statutory inspections.

5. Banking & Fund Management

• Manage relationships with banks, financial institutions, and lenders.
• Coordinate loan documentation, renewals, disbursements, and repayment schedules.
• Monitor interest costs, borrowing limits, and financing arrangements.
• Prepare cash flow projections and ensure adequate funds for business operations.
• Evaluate financing options and support management in funding decisions.
• Monitor bank guarantees, security deposits, and other financial commitments, where applicable.

6. Audit & Internal Controls

• Coordinate internal, statutory, and tax audits.
• Implement effective internal financial controls and risk management practices.
• Identify financial discrepancies, control gaps, and potential risks.
• Ensure adherence to company policies and approval procedures.
• Review audit observations and ensure timely closure of corrective actions.
• Prevent financial irregularities through effective monitoring and reconciliation.

7. Team Leadership & Coordination

• Lead, mentor, and supervise the Finance and Accounts team.
• Allocate responsibilities and monitor team performance.
• Establish standard operating procedures for finance and accounting activities.
• Coordinate with Sales, CRM, Purchase, Projects, Legal, and HR departments.
• Ensure timely submission of financial reports and compliance updates.
• Train team members on accounting practices, systems, and compliance requirements.

Required Qualifications & Skills

• CA / CMA / MBA Finance / M.Com or equivalent relevant qualification. CA qualification will be preferred for a Head of Finance role.
• 1218 years of relevant experience in Finance and Accounts, preferably in real estate or construction.
• Strong knowledge of financial planning, budgeting, cash flow management, and financial analysis.
• Experience in project accounting, project costing, and real estate financial management.
• Good understanding of GST, TDS, income tax, auditing, and statutory compliance.
• Experience in banking, loan management, fund allocation, and working capital management.
• Strong leadership, analytical, and decision-making skills.
• Proficiency in MS Excel, accounting software, and ERP systems.
• Excellent communication, reporting, and stakeholder management skills.
• Ability to work closely with Directors and senior management on strategic financial matters.
