Job summary

Freelancer in Mumbai seeks a proactive architect to own design details while coordinating consultants through construction. This role blends architectural judgment, Mumbai development-control understanding, interior sensibility and BIM-led coordination to influence the final product with ownership and pace.

You will drive BIM coordination, review DCPR implications, and oversee interior coordination and usability. Strong AutoCAD and Revit skills plus site experience are essential.

Qualifications

• BArch with 8–10 years of relevant experience across high-rise residential, commercial or mixed-use projects.
• Strong knowledge of Mumbai DCPR, FSI/area calculations, approvals interfaces.
• Proficient AutoCAD and BIM/Revit coordination beyond basic familiarity.
• Experience managing consultants and coordinating drawings from concept to execution.
• Willingness to visit sites and resolve design issues on the ground.

Responsibilities

• Coordinate architectural, structural, MEP, façade, landscape, interior, lighting, signage and specialist consultants from concept to execution.
• Review planning potential, area statements, FSI utilisation, DCPR implications and approval constraints with the design teams.
• Drive design schedules, drawing registers, design briefs and stage-wise deliverables; ensure site receives coordinated GFC information on time.
• Review plans, sections, elevations, details and shop drawings for buildability and coordination.
• Lead BIM coordination/clash reviews and translate findings into corrected drawings.
• Own apartment planning, common areas, amenities and interior coordination with usability, proportions and materials in mind.
• Visit sites regularly to resolve discrepancies and protect design intent through execution.
• Challenge consultant assumptions and present options with implications and recommendations.

THE ROLE:

We need a proactive architect who can personally work through design detail while also coordinating consultants and site execution. The right person combines architectural judgment, Mumbai development-control understanding, interior sensibility and BIM-led coordination. This is suited to someone who wants ownership, pace and direct influence on the final product, rather than a narrow review-only position.

KEY RESPONSIBILITIES:

• Coordinate architectural, structural, MEP, facade, landscape, interior, lighting, signage and specialist consultants from concept to execution.
• Review planning potential, area statements, FSI utilisation, DCPR implications and approval constraints with liaison and design teams.
• Drive design schedules, drawing registers, design briefs, decision logs and stage-wise deliverables; ensure site receives coordinated GFC information on time.
• Review plans, sections, elevations, details, specifications, shop drawings, RFIs and material submissions for coordination and buildability.
• Lead BIM coordination/clash reviews and translate model findings into decisions and corrected issue drawings.
• Own apartment planning, common areas, amenities and interior coordination with close attention to usability, proportions, materials, lighting and detailing.
• Visit sites regularly, resolve design discrepancies, review mock-ups and protect design intent through execution and finishing.
• Challenge consultant assumptions, identify gaps early and present directors with clear options, implications and recommendations.
• Improve standard details, consultant scopes, design review checklists and lessons learned across projects.

EXPERIENCE & CAPABILITIES

• BArch with 8-10 years of relevant experience across design development and execution of high-rise residential, commercial or mixed-use projects.
• Working knowledge of Mumbai DCPR, FSI/area calculations, approvals interfaces and redevelopment constraints.
• Strong AutoCAD and drawing-detail capability; meaningful BIM/Revit coordination experience, not just software familiarity.
• Good understanding of interiors, materials, facade and MEP coordination, with evidence of executed-project involvement.
• Ability to manage consultants while still opening drawings, marking details and solving problems personally.
