Job summary

Dosti Realty is seeking a Planning Manager to lead project planning, scheduling and control for multiple sites. You will develop comprehensive master plans, track progress, and drive recovery actions to meet handover dates.

The role requires 8–12 years of civil construction planning experience, preferably in real estate, with expertise in Level 1–4 schedules and coordination across design, procurement and construction.

Qualifications

• B.E. or Diploma in Civil Engineering with 8–12 years of project planning experience.
• Experience in real estate or construction scheduling and reporting.
• Hands-on knowledge to develop Master Project Schedules and Level 1–4 plans.
• Familiarity with tracking progress, delays and recovery plans.

Responsibilities

• Prepare Master Project Schedule (MPS) from inception to handover.
• Develop detailed schedules for civil, MEP, facade, finishing and infrastructure works.
• Establish milestones, durations, dependencies and critical paths.
• Create monthly, weekly and daily execution plans and procurement schedules.
• Identify long-lead items and ensure timely procurement and delivery.
• Develop resource-loaded schedules for manpower, machines and materials.
• Monitor progress against baselines and highlight variances to management.
• Prepare delay analysis, recovery programs and catch-up schedules.
• Maintain weekly/monthly progress reports and MIS.

JOB DESCRIPTION

Position: Planning Manager

A. Project Planning & Scheduling

Prepare overall Master Project Schedule (MPS) from project inception to completion and handover.

Develop detailed construction schedules covering:

• Civil and structural works.
• Blockwork, plastering and waterproofing.
• MEP services (Electrical, HVAC, Plumbing and Fire Fighting).
• Lifts and escalators.
• Faade and glazing.
• Interior and finishing works.
• External development and infrastructure.
• Testing, commissioning and handover.

Develop Level 1, Level 2, Level 3 and Level 4 project schedules.

Establish project milestones, activity durations, dependencies and critical path.

Prepare monthly, weekly and daily execution plans.

Develop procurement schedules aligned with project execution requirements.

Identify long-lead items and ensure timely procurement and delivery.

Prepare resource-loaded schedules for manpower, machinery and materials.

B. Project Monitoring & Control

Monitor actual progress against approved baseline schedules.

Conduct periodic site reviews to assess physical progress.

Identify delays, bottlenecks and critical activities affecting project completion.

Prepare delay analysis and impact assessment.

Develop recovery programmes and catch-up schedules.

Monitor contractor-wise and agency-wise progress.

Review productivity against planned targets.

Track pending activities and ensure timely closure.

Monitor project completion against committed possession and handover dates.

Highlight potential delays to senior management with corrective action plans.

C. MIS & Management Reporting

Prepare weekly and monthly project progress reports.

Prepare planned versus actual progress reports.

Develop S-Curve for project progress monitoring.

Prepare critical path and milestone tracking reports.

Prepare management presentations highlighting project status, risks and action plans.

Maintain project documentation and historical progress records.

Escalate critical issues requiring management intervention.

D. Coordination

Ensure timely availability of approved drawings and technical specifications.

Track design and drawing release schedules.

Monitor contractor mobilisation and resource deployment.

E. Cost & Resource Planning

Monitor project progress against approved project budgets.

Identify cost implications arising from delays and changes in execution strategy.

Monitor contractor productivity and resource utilisation.

Analyse manpower, machinery and material requirements.

F. Risk Management & Project Recovery

Identify potential project execution risks.

Prepare project risk registers and mitigation plans.

Identify activities affecting critical milestones and project handover.

Conduct delay analysis and root-cause assessment.
