Job summary

Lodha is seeking a maintenance/MEP coordinator to manage and optimize engineering services for a Pune project. The role focuses on preventive maintenance, energy and water conservation, and system performance testing, with responsibility for training MEP staff and maintaining critical panels and systems.

Responsibilities

• Maintenance: Plan and execute preventive maintenance and upkeep of all engineering services.
• Monitor energy and water consumption and design methods for conservation and optimization.
• Maintain HT/LT and common electrical panels, lifts, firefighting, FAPA system, diesel generator, CCTV and access control.
• Perform MEP system performance testing and review against checklists.
• MEP commissioning activities as per design, BOQ and tenders.
• Provide technical training to MEP staff.
• Prepare and analyze Engineering MIS reports (Daily, Weekly and Monthly).
• Material management and inventory upkeep.
• Ensure customer complaints closure within TAT and CSAT monitoring.
• Coordination & Planning: Coordinate with Project and Design teams for upcoming buildings and handover reports.
• Coordinate with Technical Auditors and improve the system.
• Handover of MEP system from Project team.
• Budget planning of FCAM and BCAM.
• Coordinate with AMC vendor and vendor management.
• Ensure statutory requirements are timely.
• Interface with third party commissioning agencies and services contractors.
• Manpower planning and delegation of engineering / facilities tasks and training.
• Conduct Internal Technical Audits for evaluating system performance.

Job description

Key Responsibilities

Maintenance

• MEP system transition within the project.
• Site specific SOP to be prepared for Critical equipments
• Plan & execute preventive maintenance and upkeep of all engineering services
• Monitor energy and water consumption and design methods for conservation and optimization of energy and water
• Maintain HT/LT and common electrical panels, Lifts, Firefighting, FAPA system, Diesel Generator, CCTV and access control system.
• Performance testing of MEP system and review of MEP system as per checklist
• MEP commissioning activity as per Design, BOQ & Tenders
• Provide technical training to MEP staff
• Prepare and analyze Engineering MIS reports (Daily, Weekly and Monthly reports)
• Material management and maintain inventory
• Ensure customer complaints closure within TAT and CSAT monitoring

Coordination & Planning

• Co-ordinate with Project and Design team for upcoming building and preparing proper handover reports
• Coordinate with Technical Auditors and improving the System
• Proper handover of MEP system from Project team
• Budget planning of FCAM and BCAM
• Co-ordinate with AMC vendor
• Vendor management
• Ensure statutory requirement on timely
• Co-ordinate with third party commissioning agency and all other services contractors for interfacing and integrating of all services
• Manpower planning and delegation of engineering / facilities jobs. Provide guidance to the team as required and train them on crucial activities.
• Conduct Internal Technical Audits for evaluating system performance & staff competency
• Manages day-to-day interaction with third party contractors and consultants effectively. Communicates effectively with third party contractors and consultants to identify needs and evaluate alternative solutions
