Job summary

Michael Page is seeking a senior Design Head for Mumbai & Pune to lead the design vision across architecture, interiors, landscape, and related touchpoints. You will manage internal and external design resources, ensuring quality and regulatory compliance.

The role requires 12–15 years in architecture/design within real estate, with a strong focus on developer-side delivery, and hands-on CAD/BIM proficiency. Lead an in-house team and drive value engineering across projects.

Qualifications

• Bachelor's or Master's degree in Architecture; registration with the Council of Architecture where required.
• 12-15 years of experience in architectural design, design management, or project coordination within real estate/development, with at least 5 years on developer side.
• Strong understanding of design processes, construction methodologies, statutory approvals, and consultant management; exposure to DCPR 2034, MahaRERA, NBC 2016 and CFO norms.
• Excellent stakeholder management, communication, and coordination skills.
• Proficient in AutoCAD, Revit/BIM and SketchUp; comfortable with document-control and project-management systems.
• Demonstrated delivery across residential, commercial and mixed-use developments; society redevelopment experience an advantage.
• Experience building and leading an in-house design team, not only coordinating external consultants.
• Ability to work independently and manage multiple projects simultaneously.

Responsibilities

• Lead the overall design vision and brand consistency across architecture, interiors, landscape, façade, amenities, marketing collateral, and customer experience touchpoints.
• Manage architects, consultants, and agencies, including selection, appointment, performance monitoring, and fee certification.
• Oversee design development, coordination, and approval of drawings, specifications, and deliverables before tendering or construction.
• Support land acquisition and feasibility studies through market benchmarking, FSI optimization, product planning, and development potential assessments.
• Ensure compliance with DCPR, MahaRERA, NBC, fire, environmental, aviation, and other statutory requirements while maximizing development potential.
• Drive value engineering and cost optimization without compromising design quality, customer experience, or project objectives.
• Provide construction-stage design support, conduct site reviews, approve mock-ups and materials, resolve design issues, and ensure adherence to design intent.
• Build and lead an in-house design team, establish CAD/BIM standards, develop detail libraries, and create knowledge-sharing systems.
• Monitor project risks, coordinate stakeholders, and publish regular design performance dashboards for management.
• Act as the key decision-maker for design approvals, consultant recommendations, design changes, and design team management within approved budgets.
