Position Summary

We are seeking an experienced Finance Project Controller to oversee and manage the financial performance of residential real estate projects in India. The role demands strong expertise in project finance, budgeting, cost control, financial reporting, and regulatory compliance, with a sound understanding of RERA guidelines and Indian Accounting Standards (Ind AS). The incumbent will play a critical role in ensuring financial integrity, optimizing project profitability, and supporting strategic decision-making.


Key Responsibilities


  • Project Financial Management & Reporting

  • Develop and manage project budgets, forecasts, and financial plans for residential developments.

  • Monitor project expenditures and ensure effective cost control to prevent budget overruns.

  • Prepare and present periodic financial reports, including Profit & Loss statements, cash flow statements, and variance analyses for senior management and key stakeholders.

  • Ensure accurate accounting and reporting of revenues, costs, and project margins in accordance with Ind AS requirements.

  • RERA Compliance

  • Ensure compliance with all applicable RERA regulations for residential projects.

  • Manage timely and accurate financial disclosures and statutory reporting requirements.

  • Coordinate with legal and project teams to ensure appropriate accounting treatment of customer advances, revenue recognition, and project costs in accordance with RERA provisions.

  • Monitor compliance with escrow account requirements and fund utilization norms prescribed under RERA.

  • Ind AS Compliance

  • Ensure preparation of financial statements in accordance with applicable Indian Accounting Standards (Ind AS).

  • Provide guidance on revenue recognition, project costing, and accounting treatment for long-term construction contracts.

  • Coordinate with internal and external auditors to facilitate statutory audits and ensure proper implementation of accounting standards.

  • Cost Control & Financial Risk Management

  • Establish and maintain effective project control mechanisms to monitor cost performance.

  • Identify financial risks including cost escalations, revenue shortfalls, and cash flow challenges, and recommend mitigation measures.

  • Conduct cost-benefit analyses and collaborate with project teams to optimize resource utilization and enhance project profitability.

  • Stakeholder Management & Cross-Functional Coordination

  • Serve as the key finance partner for project-related matters and provide financial insights to senior management.

  • Deliver regular updates on project financial performance, forecasts, and key risks.

  • Collaborate closely with project, procurement, legal, and construction teams to ensure alignment on financial objectives and regulatory compliance.

  • Coordinate with contractors, consultants, and external stakeholders on project financial matters.

  • Financial Systems & Process Improvement

  • Ensure effective utilization of ERP systems and financial management tools for project monitoring and reporting.

  • Drive process improvements in budgeting, forecasting, reporting, and project cost management.

  • Support and educate project teams on financial protocols, accounting standards, and cost control practices.

  • Compliance, Taxation & Audit Management

  • Ensure compliance with applicable financial regulations, taxation laws, and corporate governance requirements, including GST, TDS, PF, and other statutory obligations.

  • Conduct financial risk assessments and implement controls to mitigate risks.

  • Manage internal and statutory audits and coordinate with external consultants and Big Four audit firms.

  • Oversee income tax filings and ensure adherence to all regulatory requirements.


Desired Profile


  • Chartered Accountant (CA) with 8-10 years of relevant experience in real estate finance and project controlling, preferably within residential real estate projects in India.

  • Strong understanding of RERA regulations, Ind AS, project accounting, and financial reporting.

  • Proficiency in ERP systems and advanced MS Excel.

  • Strong analytical, financial modelling, and problem-solving capabilities.

  • Excellent communication and stakeholder management skills.

  • Ability to thrive in a fast-paced environment and manage multiple priorities effectively.

  • Detail-oriented with the ability to derive insights from financial data and support business decision-making.
