Job summary

Homely Buildofiy is seeking a Sr. Manager/Manager Finance & Accounts in Bargarh, Odisha with 12-15 years of experience in real estate, construction, or related sectors. You will lead end-to-end accounting, project costing, and financial reporting for ongoing projects.

The role requires strong knowledge of Indian GAAP/Ind AS, RERA, and tax compliance. Expect strategic FP&A, MIS, cash flow management, audits, and cross-functional collaboration with project teams on site.

Qualifications

• 12-15 years of experience in Real Estate development, construction, property consultancy, or infrastructure sectors.
• Experience in end-to-end accounting, project costing, and financial reporting.
• Knowledge of Indian GAAP/Ind AS and construction accounting standards.
• Exposure to tax compliance (GST, TDS, Income Tax) and statutory filings.

Responsibilities

• Manage monthly, quarterly, and annual book closures with strict deadlines.
• Ensure accounting under Indian GAAP/Ind AS and percentage-of-completion principles.
• Monitor GL controls, journal entries, and reconciliations.
• Track project costing, land acquisition costs, and unit profitability.
• Oversee GST, TDS, Income Tax filings and Companies Act compliance.
• Lead audits (statutory, tax, internal) and strengthen ICFR.
• Drive ERP/process automation using Tally ERP/Prime, R-DASH, BHOOMI.
• Mentor and manage the finance team and coordinate with cross-functional teams.

Job Purpose:

The Sr. Manager / Manager Finance & Accounts in the real estate and construction industry directs end-to-end accounting operations, project costing, financial reporting, statutory & regulatory compliance. With 1215 years of experience, this leadership role bridges core accounting discipline with strategic financial planning (FP&A), cash flow and working capital management, RERA/escrow compliance, and cross-functional project tracking. The Manager Accounts & Finance will oversee the end-to-end accounting, project cost tracking, financial reporting, statutory compliance, and internal controls for real estate and construction projects. The incumbent will ensure financial discipline, manage working capital and cash flows, coordinate audits, and provide actionable management information systems (MIS) insights to senior leadership.

Key Roles & Responsibilities

• Financial Accounting & Reporting
  • Manage monthly, quarterly, and annual book closures in line with strict corporate deadlines.
  • Ensure accurate accounting and financial statement preparation under Indian GAAP / Ind AS and construction accounting standards (such as percentage-of-completion/revenue recognition principles).
  • Monitor general ledger controls, journal entries, and account reconciliations.
  • Track project-wise costing, land acquisition costs, development expenses, and unit/flat profitability.
  • Review accounts payable (vendor/contractor bills) and accounts receivable (milestone-based customer billings and demand letters).
• Regulatory & Statutory Compliance
  • Ensure strict compliance with RERA (Real Estate Regulatory Authority) guidelines and escrow account management.
  • Manage direct and indirect tax compliances, including GST, TDS, Income Tax, and filings under the Companies Act.
  • Coordinate with statutory authorities, legal advisors, and tax consultants for assessments, returns, and notices.
    
• MIS, Budgeting & Financial Planning (FP&A)
  • Prepare monthly MIS reports, variance analysis, cash-flow projections, and financial dashboards for project progress.
  • Support annual budgeting, cost forecasting, and working capital optimization.
  • Track fund utilization and project-level liquidity to ensure smooth on-site construction execution.
• Audit & Governance
  • Lead statutory audits, tax audits, internal audits, and RERA/escrow audits.
  • Drive closure of audit observations and strengthen internal financial controls (ICFR).
• ERP & Process Automation
  • Take ownership of enterprise resource planning and accounting platforms like Tally, ERP and Project management software like R-DASH, BHOOMI etc.
  • Drive process standardization, digital approvals, and workflow automation.
• Team & Stakeholder Management
  • Lead, mentor, and evaluate the internal finance and site-accounting team.
  • Partner cross-functionally with Project Engineering, Sales & Marketing, Legal, and Procurement teams.

  • Real Estate & Construction Accounting: Deep grip on project accounting, job costing, percentage-of-completion method, and land/joint-development accounting.

  • Financial Analysis: Strong command over cash-flow modeling, project-wise P&L tracking, and variance analysis.
