Job summary

JLL in Amravati, MH, is seeking a Facility Executive - Technical Services to oversee day-to-day technical operations, including HVAC, electrical, plumbing, fire safety and building automation, ensuring reliability and regulatory compliance.

You will plan preventive maintenance, manage vendors and contractors, coordinate upgrades, monitor energy use, and lead a technical team with a strong emphasis on safety, cost control and continuous improvement.

Qualifications

  • Bachelor's degree or Diploma in Mechanical, Electrical or Building Services Engineering.
  • CFPS, LEED AP or related credentials advantageous.
  • HVAC, electrical, or building automation certifications preferred.
  • 5–7 years in technical facility management or building services.
  • Experience with BMS and CMMS systems.

Facility Executive - Technical Services Position Overview

The Facility Executive - Technical Services is responsible for managing and overseeing all technical facility management operations to ensure optimal performance of building systems, equipment reliability, and compliance with safety standards. This role focuses on maintaining critical infrastructure including HVAC, electrical, plumbing, fire safety, and other mechanical systems to deliver uninterrupted facility operations.

Key Responsibilities
Technical Operations & Maintenance

Oversee day-to-day technical operations including HVAC systems, electrical distribution, plumbing, fire protection systems, building automation systems (BMS), elevators, generators, and other mechanical/electrical equipment. Ensure all technical systems operate efficiently and meet performance standards. Develop and implement preventive maintenance schedules for all building equipment and systems. Coordinate breakdown maintenance and emergency repairs to minimize downtime and business disruption. Monitor energy consumption patterns and implement energy conservation measures to optimize utility costs.

System Performance & Reliability

Conduct regular inspections and assessments of technical infrastructure to identify potential issues before they escalated. Monitor building management systems and analyze performance data to optimize equipment efficiency. Maintain comprehensive records of equipment specifications, maintenance histories, and system documentation. Troubleshoot technical issues and determine appropriate corrective actions. Ensure backup systems (generators, UPS, fire pumps) are tested regularly and maintained in operational readiness.

Vendor & Contractor Management

Manage relationships with technical service vendors, contractors, and OEM service providers. Evaluate vendor performance against service level agreements and technical specifications. Coordinate with contractors for specialized maintenance, repairs, and system upgrades. Review and approve technical proposals, work orders, and completion certificates. Ensure all vendor work complies with safety standards and quality requirements.

Compliance & Safety Management

Ensure all technical operations comply with local building codes, safety regulations, and statutory requirements. Maintain valid permits, licenses, and certifications for building systems and equipment. Coordinate statutory inspections and audits for electrical safety, fire systems, elevators, boilers, and pressure vessels. Implement lockout/tagout procedures and other safety protocols for maintenance activities. Maintain fire safety systems and emergency evacuation procedures in compliance with regulations. Conduct risk assessments for technical operations and implement appropriate control measures.

Project Coordination & Upgrades

Plan and execute technical improvement projects including equipment replacements, system upgrades, and retrofits. Prepare technical specifications and scope of work for capital projects. Coordinate with engineering consultants and contractors during project execution. Monitor project timelines, budgets, and quality standards. Commission new systems and ensure proper handover documentation.

Budget & Cost Control

Develop and manage technical services budgets including maintenance costs, spare parts inventory, and contract expenses. Track and analyze maintenance expenditures, identifying cost optimization opportunities. Review and approve technical service invoices and payment requests. Prepare cost-benefit analyses for equipment replacement versus repair decisions. Forecast capital expenditure requirements for equipment lifecycle management.

Client Relations & Reporting

Serve as technical point of contact for clients regarding building systems and infrastructure. Conduct regular client meetings to review system performance and address technical concerns. Prepare technical reports, performance dashboards, and maintenance summaries for management and clients. Respond to client requests and complaints regarding technical services promptly and professionally. Provide technical guidance and recommendations to support client decision-making.

Team Leadership

Supervise technical staff including maintenance technicians, HVAC technicians, and electricians. Assign work orders and coordinate daily technical activities across the team. Provide technical training and mentoring to develop team capabilities. Conduct performance evaluations and support professional development of technical staff. Ensure team adherence to safety procedures and quality standards.

Qualifications & Requirements
Education
  • Bachelor's degree or Diploma in Mechanical Engineering, Electrical Engineering, Building Services Engineering, or related technical discipline.
  • Professional certifications such as CFPS (Certified Facility Professional Services), LEED AP, or similar credentials are advantageous.
  • Technical certifications specific to HVAC, electrical systems, or building automation are preferred.
Experience
  • Minimum 5-7 years of experience in technical facility management or building services engineering.
  • Proven experience managing HVAC systems, electrical infrastructure, and mechanical equipment in commercial facilities.
  • Experience with building management systems (BMS) and computerized maintenance management systems (CMMS).
  • Background in commercial real estate, corporate campuses, industrial facilities, or property management preferred.
  • Demonstrated experience in vendor management and contract administration.
Technical Expertise
  • In-depth knowledge of HVAC systems including chillers, AHUs, FCUs, ductwork, and controls.
  • Strong understanding of electrical systems including HT/LT panels, transformers, distribution networks, and power quality.
  • Proficiency in plumbing systems, fire protection systems, and life safety equipment.
  • Familiarity with building automation systems, energy management systems, and IoT-enabled building technologies.
  • Knowledge of relevant codes and standards (NBC, IFC, NFPA, IEEE, IS standards).
  • Ability to read and interpret technical drawings, schematics, and engineering specifications.
Software & Tools
  • Proficiency in CMMS platforms for work order management and maintenance tracking.
  • Experience with building management systems and energy monitoring software.
  • Competency in Microsoft Office Suite, particularly Excel for data analysis and reporting.
  • Familiarity with AutoCAD or similar technical drawing software is beneficial.

Working Conditions

This position requires regular presence in mechanical rooms, electrical rooms, rooftops, and other technical areas. Flexibility to respond to technical emergencies outside regular business hours, including nights and weekends. Physical ability to climb ladders, access confined spaces, and work in varying environmental conditions. May require occasional travel to multiple facility locations.

Safety Requirements

Must comply with all safety protocols including use of appropriate personal protective equipment (PPE). Understanding of electrical safety, working at heights, and confined space entry procedures. Willingness to obtain relevant safety certifications as required by local regulations.
