Naiknavare Developers Pvt. Ltd. invites a seasoned Cost Controller to join the team in Pune, focusing on construction costing, budgeting, and cost control across multiple projects.

You will prepare detailed cost sheets, monitor budgets, and coordinate with accounts for revenue recognition and claims. This role demands ERP proficiency, advanced Excel skills, and 5–8 years in real estate/construction cost management.

Qualifications

• CMA / MBA Finance or Civil Engineering with costing experience is required.
• 5–8 years of experience in Real Estate / Construction is preferred.
• Strong skills in Excel (Pivot, MIS, costing) and ERP knowledge are essential.
• Analytical and commercial mindset with attention to detail.

Responsibilities

• Prepare detailed project cost sheets and assist in feasibility studies and cost estimation.
• Prepare BOQ-based budget tracking and develop project cash flow forecasts.
• Monitor budget utilization project-wise and track actual vs budget monthly.
• Identify cost overruns and recommend corrective actions; review work orders and contracts.
• Validate RA bills & contractor claims; coordinate certifications with the project team.
• Monitor change orders and impact on costs; control miscellaneous expense heads.
• Monitor WIP and ensure proper capitalization of project costs; cost allocation between inventory and expense.
• Revenue recognition coordination with accounts; align cost planning with funding availability.
• Monitor finance cost capitalization and support loan drawdown planning.
• Ensure correct cost booking in ERP and validate cost center & project coding.
• Assist in setting up budget controls in ERP and maintain cost control MIS.
• Produce monthly project cost reports, budget variance reports, and department-wise overhead analysis.
• Track project margins and provide insights for better profitability.

• - Preparation of detailed project cost sheets

2. Cost Monitoring & Variance Analysis:

• - Track actual vs budget on a monthly basis
