Job summary

Lodha in Navi Mumbai is seeking a Civil Manager to lead customer service operations for civil maintenance, defect rectification, and infrastructure works within the township. You will ensure timely resolution of complaints and oversee QC, safety, and vendor performance.

You will coordinate with residents, internal teams, and external contractors; develop maintenance schedules; monitor KPIs; and maintain accurate records.

Qualifications

• Bachelor's Degree/Diploma in Civil Engineering.
• 8 years of experience in civil works.
• Knowledge of waterproofing, structural repairs, finishing works, and infrastructure maintenance.

Responsibilities

• Ensure timely closure of civil maintenance complaints per SLA.
• Monitor complaint status using BelleVie ticketing system.
• Coordinate inspections with customers, contractors and site engineers.
• Plan, supervise, and monitor civil maintenance for buildings and amenities.
• Supervise city infrastructure maintenance including roads, drainage, and walls.
• Prepare maintenance schedules, allocate work to contractors, and verify completion.

Position Summary

The Civil Manager is responsible for leading customer service operations related to civil maintenance, defect rectification, and city infrastructure works. The role ensures timely resolution of customer complaints, preventive maintenance, quality execution, contractor management, and compliance with safety and quality standards. The manager coordinates with residents, internal teams, and external contractors to deliver high customer satisfaction while maintaining township infrastructure.

Key Responsibilities

• Ensure timely closure of civil maintenance complaints as per SLA.
• Monitor complaint status through BelleVie ticketing systems.
• Conduct joint inspections with customers, contractors, and site engineers.
• Resolve customer concerns professionally and maintain high customer satisfaction.
• Analyze complaint trends and implement preventive measures.

Civil Maintenance

• Plan and supervise repair and maintenance of residential buildings, common areas, and amenities.
• Monitor waterproofing, leakage rectification, structural repairs, plaster, painting, tiling, and finishing works.
• Ensure quality of repair work in accordance with company standards.
• Conduct preventive maintenance programs to reduce recurring complaints.

City Infrastructure Management

• Supervise maintenance of internal roads, footpaths, drainage systems, storm water lines, retaining walls, compound walls, and public infrastructure.
• Have knowledge of Bituminous road & Concrete road construction
• Monitor contractors executing infrastructure maintenance works.

Project & Contractor Management

• Prepare maintenance schedules and work plans.
• Allocate work to contractors and monitor execution.
• Verify work completion and certify contractor bills.
• Ensure timely procurement of materials required for maintenance activities.
• Monitor contractor performance and productivity.

Quality & Safety

• Ensure compliance with quality standards and company SOPs.
• Conduct regular site inspections and quality audits.
• Implement safety procedures during maintenance activities.
• Maintain proper documentation and inspection records.

Reporting & Documentation

• Prepare daily, weekly, and monthly maintenance reports.
• Track KPIs including complaint closure, repeat complaints, SLA adherence, and customer satisfaction.
• Maintain records of inspections, repairs, contractor performance, and preventive maintenance.

Team Management

• Lead and mentor site engineers, supervisors, and maintenance staff.
• Conduct performance reviews and technical training.
• Promote teamwork and continuous process improvement.
