Qualifications

Responsibilities

• Manage electromechanical systems, utilities, and MEP services with the technician team.
• Implement PPM and conduct regular site inspections.
• Attend major breakdowns and coordinate swift resolution.
• Hire, train, and develop shift engineers and maintenance staff.
• Oversee vendor contracts, quotations, and invoices.
• Prepare daily and monthly engineering reports.
• Develop energy conservation initiatives and risk assessments.
• Create corrective, preventive, and emergency response plans.
• Monitor SLA/KPI for JLL and outsourced agencies.

About the Role

We're seeking a Technical Manager to lead engineering operations at a premium commercial property in Powai. You'll manage MEP systems, lead a technical team, and ensure operational excellence while supporting the Property Manager in delivering superior client service.

What You'll Do

Technical Operations

• Manage electromechanical systems, utilities, and MEP services with your technician team
• Implement planned preventive maintenance (PPM) and conduct regular site inspections
• Attend major breakdowns and coordinate swift resolution

Team & Vendor Management

• Hire, train, and develop shift engineers and maintenance staff
• Oversee vendor contracts (AMC/CAMC), quotations, and invoices
• Conduct monthly vendor meetings and ensure corrective actions

Compliance & Documentation

• Monitor SLA/KPI performance for JLL and outsourced agencies
• Maintain equipment history cards, logbooks, and check-sheets
• Ensure work permits, safe practices, and "No Safety No Work" standards
• Participate in evacuation drills as part of ERT/QRT team

Financial & Reporting

• Control budgets and ensure timely cost sheet submissions
• Manage invoice processing and payment follow-ups
• Prepare daily (DMR) and monthly (MMR) engineering reports

Strategic Support

• Conduct risk assessments and root cause analysis for system failures
• Develop energy conservation initiatives
• Create corrective, preventive, and emergency response plans

What You Bring

Education: Degree/Diploma in Electrical or Mechanical Engineering

Experience: 5-7 years in Real Estate, Hotel, or Construction Industry
