Job summary

Cushman & Wakefield is seeking an Associate in Chennai with a background in Electrical engineering to execute property valuations, market analysis, and cost estimation for interiors and retail projects. Qualifications

  • Expert level analytical and quantitative skills.
  • Strong project management skills.
  • Technical awareness of civil, electro-mechanical, and architectural works and finishing.
  • Strong written and oral communication skills.
  • High attention to detail in a fast-paced environment.

Responsibilities

  • Conduct property valuations using Market, Income Capitalization, DCF, and Cost approaches.
  • Perform market research, analyze comparable transactions, rental benchmarks, and market trends.
  • Knowledge of MEP services for interior fitout/finishing works.
  • Create BOQ-level cost estimates for Civil, MEP, finishing, and related costs.
  • Carry out physical site visits to source information and monitor progress.
  • Prepare BOQ quantity estimates and rate analysis of labour and material.
  • Carry out bill certification for works at site.
  • Review safety and quality practices at site and report non-compliances.
  • Review measurement sheets and vendor/Junior Engineer reports.

This role requires candidate to be involved in execution of assignments, coordination with other consultants (if any), account management during duration of the assignment, ensuring the deliverable quality and process management

Job Description
About the Role:
  • Conduct property valuations using recognized methodologies including Market Approach, Income Capitalization Approach, Discounted Cash Flow (DCF), and Cost Approach.
  • Perform market research, collect and analyze comparable transactions, rental benchmarks, occupancy trends, and market intelligence.
  • Thorough Knowledge on MEP services of Interior Fitout projects/Finishing works
  • Detailed understanding of BOQ involved in Interiors/Retail projects
  • Creating detailed project cost estimates e.g. construction activities Civil, MEP, finishing, supporting infrastructure, external development, consultant fees and other costs allied to construction activities.
  • Carry out physical site visits to source primary information, monitor project progress and summarize the findings and examinations
  • Prepare BOQ level estimation of quantity and rate analysis of labour and material
  • Carry out bill certification for works executed at site
  • Review safety and quality management practices at site and report non compliances
  • Review measurement sheets, reports of Junior Engineer and cross functional teams through system
  • Validate design brief and specifations submitted by Electrical, HVAC, FF, AV and BMS vendors
About You:

Degree in Electrical engineering

Minimum 4 years’ experience in project management profile / Bill certification

  • Requires expert level analytical and quantitative skills
  • Strong project management skills
  • Technical awareness of civil, electro-mechanical, and architectural works and finishing
  • Ability to respond effectively to sensitive issues
  • Strong written and oral communication skills
