Job summary

Alyssum Developers Pvt. Ltd. in Pune, Maharashtra is seeking a senior HVAC Maintenance Engineer.

You will implement maintenance strategies for HVAC systems across the property and ensure preventive schedules are followed, while resolving retailer issues efficiently. With 7–10 years in engineering and 4–5 years in retail/real estate, you will supervise outsourced staff, manage AMC vendors, and coordinate with the Chief Engineer to ensure critical equipment is well-manned and compliant with

Qualifications

• 7–10 years engineering experience with at least 4–5 years in retail/real estate.
• HVAC knowledge and understanding of air-conditioning systems.
• Experience with maintenance policies across mechanical, electrical and civil domains.

Responsibilities

• Formulate a planned preventive maintenance schedule (PPM) for HVAC and fire fighting systems for the year.
• Ensure log-books/daily checklists are filled and snags recorded for all HVAC and fire systems.
• Undertake breakdown maintenance and resolve causes quickly.
• Daily inspection of HVAC systems across the property for condition and function.
• Supervise outsourced staff checks and review their checklists.
• Coordinate deployment of outsourced staff with the Chief Engineer to cover critical areas.
• Support retailers in resolving engineering issues like air-conditioning, water, sprinklers, hydrants.
• Identify AMC agencies and define scope of work based on areas and services.
• Check and verify bills for maintenance work via job orders/contractors.
• Liaise with government/regulatory bodies and obtain licenses/permissions through the liaison team.

Overall Purpose/Objective

Responsible for implementation of the maintenance strategy across all the HVAC equipment / systems within the property and adherence to preventive maintenance schedules and timely resolution of retailer issues

Key Responsibilities

• Formulate a planned preventive maintenance schedule (PPM) for HVAC and fire fighting equipments/ systems for the entire year based on the Asset History Card, Breakdown Register and the Equipment Manual
• Ensure that all the necessary log-books/ daily checklists are filled in on time and record the snags for all HVAC and fire fighting equipments
• Undertake breakdown maintenance after determining the causes for breakdown and resolve the same in minimum time
• Undertake daily inspection of the HVAC systems and equipment across the property to check its physical condition and functioning
• Supervise the checks of equipment/ systems carried out by the outsourced staff and review the checklists obtained from them
• Manage the deployment of outsourced staff, in coordination with Chief Engineer, in order to ensure that all the critical equipment/ areas are adequately manned
• Provide necessary support to the retailers in timely and effectively resolving their issues pertaining to engineering/ technical such as air-conditioning, water, sprinklers, hydrants etc.
• Identify the agencies for the purpose of Annual Maintenance Contract (AMC) and define scope of work for them based on the areas to be covered and services to be provided
• Check and verify bills raised for any maintenance work undertaken within the property through job orders/ contractors
• Liaise with government/ regulatory bodies (such as Power Company, Fire department) and/ or their representatives such as lift supervisor, electrical inspector etc. along with the Liaison team / Security team to obtain the necessary licenses/ permissions etc.
