Job summary

Godrej Ventures seeks a finance professional to drive asset performance across portfolio assets. You will build and maintain cash flow models in Argus and Excel, track underwriting assumptions, and integrate insights into strategic planning.

You will manage quarterly asset valuations with external valuers, prepare KPI reports and dashboards, and support leasing analytics. Strong modelling, analytical, and communication skills are essential in a fast-paced environment.

Qualifications

• MBA/CA in Real Estate, Asset Management, strategy or related field.
• 3–5 years of asset management or real estate experience.
• Strong financial modelling and presentation skills.

Job description

Role & responsibilities:

1. Financial Modelling & Performance Tracking

• Build, update, and maintain cash flow models and business plans for portfolio assets in Argus and Excel to track actual performance against underwriting assumptions
• Analyse and monitor key financial metrics, cash flows, and return profiles to assess asset performance
• Work closely with investment and finance teams to integrate financial insights into strategic planning.

2. Valuation & Reporting

• Manage the quarterly asset valuation process in collaboration with third-party valuers
• Prepare periodic reports covering project progress, key performance indicators (KPIs), and return tracking
• Prepare PowerPoint presentations and dashboards for internal and external stakeholders including periodic leasing updates ensuring clear communication of asset performance.
• Assist in the preparation of reporting across portfolio assets including but not limited to financial reporting, ESG reporting among others.

3. Operational Oversight

• Monitor and review annual project budgets, execution timelines, and cost control measures to ensure alignment with investment objectives
• analyse project financial statements and integrate actual performance data into business plans for accurate forecasting
• Provide ad-hoc asset-level and portfolio-level financial and operational insights.
• Assist in evaluating prospective leases and help the leasing team negotiate with the prospective tenants
• Co-ordinate extensively with the internal teams for information to be collated for periodical reporting

4. Market Research & Investment Analysis

• Conduct in-depth research on market trends, rental rates, occupancy trends, and competitive benchmarks to refine and revalidate the investment assumptions
• Support the team in identifying risks and opportunities that could impact asset performance.

Preferred candidate profile

• MBA/Chartered Accountant in Real Estate, Asset Management, strategy or a related field
• 3-5 years of experience in asset management, real estate private equity, or portfolio management
• Strong, hands‑on financial modelling skills, with proven expertise in Argus, Excel-based cash flow modelling, and PowerPoint for presentations
• Experience in investment performance tracking
• Knowledge of market research methodologies and real estate investment principles
• Strong analytical, problem‑solving, and communication skills
• Ability to work in a fast‑paced environment, manage multiple projects, and collaborate with cross‑functional teams.
