Qualifications

• Bachelor of Architecture (B.Arch) from a recognised institution.
• 8-9 years of relevant experience in architectural design and real estate development.
• Strong knowledge of municipal regulations, approvals, and building by-laws.
• Excellent drawing coordination, documentation, and project management skills.
• Excellent communication, analytical, and problem-solving abilities.

Responsibilities

• Architectural design & drawings: prepare layouts, concept plans, working drawings, and presentation drawings for real estate developments.
• Feasibility & project planning: conduct feasibility studies, optimize FSI/FAR, carpet area, saleable area, and loading; evaluate land parcels.
• Drawing management & documentation: maintain drawing registers, version control, and documentation revisions; circulate drawings to teams and consultants.
• Project coordination & site support: coordinate with PMs, site engineers, contractors, and consultants; conduct site visits and resolve design queries.
• Support internal teams with architectural inputs during planning and execution.

Job description

We are looking for a skilled and detail-oriented Architect with 8-9 years of experience in real estate development and project planning. The candidate will be responsible for architectural design, preparation of project drawings, feasibility studies, planning optimization, and coordination with internal teams and external consultants to support the company's real estate projects.

Key Responsibilities

1. Architectural Design & Drawings

• Prepare architectural layouts, concept plans, working drawings, and presentation drawings for real estate development projects.
• Develop land proposal drawings, including concept layouts, massing, and planning options.
• Review and revise architectural drawings based on project requirements and technical feasibility.
• Coordinate with structural, MEP, and site execution teams to ensure design integration.
• Ensure drawings comply with applicable building regulations, local by-laws, and development control rules.

2. Feasibility & Project Planning

• Conduct feasibility studies for potential real estate projects and land parcels.
• Calculate and optimize FSI/FAR utilization, carpet area, saleable area, and loading.
• Evaluate land parcels for development potential and planning suitability.
• Support management in project planning, design optimization, and maximizing project value.
• Assist in evaluating alternative layouts and planning scenarios to improve space utilization.

3. Drawing Management & Documentation

• Maintain an organized drawing management system for all projects.
• Ensure proper version control, drawing registers, and documentation of revisions.
• Coordinate the issuance of drawings to internal teams, consultants, contractors, and vendors.
• Ensure the latest approved drawings are circulated and outdated versions are withdrawn.

4. Project Coordination & Site Support

• Coordinate with project managers, site engineers, contractors, and consultants to resolve technical queries.
• Conduct site visits, wherever required, to ensure design implementation aligns with approved drawings.
• Identify design discrepancies and coordinate with relevant teams for timely resolution.
• Support internal teams with architectural inputs during project planning and execution.

Required Skills

• Strong understanding of residential and commercial real estate development.
• Expertise in architectural planning and feasibility calculations, including FSI/FAR, carpet area, saleable area, and loading.
• Good knowledge of municipal regulations, approval drawings, and building by-laws.
• Strong drawing coordination, documentation, and project management skills.
• Excellent communication, analytical, and problem-solving abilities.

Educational Qualification

• Bachelor of Architecture (B.Arch) from a recognised institution – Mandatory.

Experience

• 8 - 9 years of relevant experience in architectural design, real estate development, project planning, and feasibility analysis.
