Job summary

nHRMS in Bengaluru seeks an experienced architectural design professional to drive high-rise residential and commercial projects from concept through construction. You will coordinate with consultants and statutory authorities to secure approvals and ensure timely delivery.

The role requires hands-on drafting and construction documentation using AutoCAD, Revit, and SketchUp, aligned with BBMP/GBA regulations and complex zoning requirements.

Qualifications

• 5–8 years of relevant experience in architectural design for high-rise projects.
• Experience from concept design to construction and completion.
• Hands-on high-rise planning, working drawings, and construction documentation.
• Knowledge of BBMP/GBA regulations, KTCP Act, FAR/FSI, setbacks, height restrictions, and approvals.
• Experience coordinating with BBMP/GBA, BDA, Fire Dept, BWSSB, BESCOM, and other authorities.
• Reviewing architectural, structural, MEP, and shop drawings; resolve coordination issues.
• Strong site execution and consultant coordination experience.
• AutoCAD, Revit, SketchUp and related software familiarity.

Preferred Experience

• 5–8 years of relevant experience in architectural design and execution of high-rise residential and commercial projects.
• Strong experience in handling projects from concept design to construction and completion.
• Hands-on experience in high-rise building planning, working drawings, detailed architectural drawings, and construction documentation.
• Good knowledge of BBMP/GBA building regulations, KTCP Act, FAR/FSI, setbacks, height restrictions, parking requirements, and statutory approvals.
• Experience in coordinating with BBMP/GBA, BDA, Fire Department, BWSSB, BESCOM, structural consultants, MEP consultants, and other statutory authorities.
• Experience in reviewing architectural, structural, MEP, and shop drawings and resolving design coordination issues.
• Strong site execution and consultant coordination experience.
• Proficiency in AutoCAD, Revit, SketchUp, and other architectural design software.
• Candidates with experience in large-scale residential towers, commercial buildings, mixed-use developments, or gated communities will be preferred.
