Job summary

Conack, one of Ireland’s fastest-growing construction companies, is seeking a Senior Quantity Surveyor to lead commercial management on a major pharmaceutical project in Athlone. You will work with the Commercial Manager and project team to control costs, procure subcontractors, manage variances and deliver robust financial reporting throughout the project lifecycle.

This role requires a Degree in QS or related field and 5+ years’ post-graduate experience, preferably with a main contractor.

Qualifications

• 5+ years' post-graduate experience in Quantity Surveying within the construction industry.
• Experience working with a main contractor is highly desirable.
• Proven experience managing subcontracts, procurement, valuations, variations and final accounts.
• Strong knowledge of contracts and commercial management principles.
• Excellent commercial awareness with strong numerical and analytical skills.

Responsibilities

• Take responsibility for the commercial and financial management of key project packages.
• Prepare and manage cost reports, forecasts, valuations and payment applications.
• Lead procurement of subcontractors and suppliers, including tender analysis and appointment.
• Prepare, issue and administer subcontract documentation.
• Manage subcontractor accounts, including valuations, variations, payments and final accounts.
• Identify, assess and manage variations, commercial risks and opportunities.
• Monitor project expenditure against budgets and forecasts.
• Prepare monthly commercial reports for senior management.
• Maintain contractual notices, records and supporting documentation.
• Collaborate with Project Manager, Site Team, Design Team, subcontractors, suppliers and client representatives.
• Assist with cash-flow forecasting and project financial planning.
• Mentor and develop junior members of the commercial team.
• Contribute to tender submissions, procurement strategies and commercial reviews.
