Job summary

Zircoe Recruitment is partnering with a leading construction and general contracting company to recruit an experienced Quantity Surveyor / Senior Quantity Surveyor to join its growing commercial team in Dublin. This role covers commercial and cost management on high‑value projects across Ireland, including data centres, healthcare, commercial and residential developments.

Qualifications

• Degree or equivalent qualification in Quantity Surveying, Construction Economics, Commercial Management or related discipline.
• 2–5+ years' experience in a Quantity Surveying or commercial role within construction.
• Experience with subcontractor procurement, valuations, variations and final accounts.
• Strong numerical, analytical and problem-solving skills.
• Excellent attention to detail and commercial awareness.
• Strong communication, negotiation and stakeholder management skills.
• Full eligibility to work in Ireland.

Responsibilities

• Manage the commercial and financial aspects of construction projects from commencement through to completion.
• Prepare and manage project budgets, cost plans, forecasts and cash flow.
• Monitor expenditure, commitments, accruals and overall project costs.
• Prepare monthly valuations, applications for payment and commercial reports.
• Identify commercial risks and opportunities and implement appropriate mitigation strategies.
• Manage subcontractor procurement, tendering, package evaluation and negotiations.
• Review subcontractor payment applications, variations and claims.
• Maintain accurate records of project costs, commitments and liabilities.
• Monitor contractual obligations, notices, claims and commercial correspondence.
• Identify, value and manage variations, compensation events and change orders.
• Support contract administration and ensure compliance with contractual requirements.
• Prepare and agree interim and final accounts.
• Work closely with Project Managers, Contracts Managers, design teams and site teams to maintain cost control.
• Liaise with clients, consultants, subcontractors and suppliers on commercial matters.
• Contribute to monthly management reporting, commercial forecasting and project close-out.
• Support the successful and profitable delivery of construction projects.
