Job summary

Conack in Ireland is seeking an experienced Quantity Surveyor to join the commercial team in the Limerick region. You will manage commercial and contractual aspects of high-profile residential, commercial, healthcare, and industrial developments from pre-construction through final account.

The role requires 3-5 years in QS, strong Excel skills, and a solid grasp of contracts, with opportunities to lead budgeting, valuations, tendering, and reporting.

Qualifications

• Degree in Quantity Surveying, Construction Economics, or a related discipline.
• 3-5 years' experience in a Quantity Surveying role within the construction industry.
• Experience working on residential, commercial, healthcare, or industrial construction projects.
• Strong understanding of construction contracts and commercial management.
• Excellent negotiation, analytical, and problem-solving skills.
• Strong communication and organisational abilities.
• Proficient in Microsoft Excel and commercial management software.
• Experience delivering construction projects in Ireland.

Responsibilities

• Manage the commercial and contractual aspects of construction projects from start to completion.
• Prepare and manage project budgets, cost plans, and financial forecasts.
• Measure and value subcontractor works and prepare interim valuations.
• Procure subcontractors and manage the tendering process.
• Assess, negotiate, and agree variations and final accounts.
• Monitor project costs and identify opportunities to maximise value and control expenditure.
• Prepare monthly commercial reports and forecasts for senior management.
• Work closely with Project Managers, Site Teams, and Clients to support successful project delivery.
• Ensure all commercial documentation is maintained accurately throughout the project lifecycle.
• Support the delivery of projects safely, on programme, within budget, and to the highest quality standards.
