Job summary

Sensori in Ireland is seeking a Quantity Surveyor to own the commercial performance of assigned MEP projects from bid to final account. You will combine estimating, tender preparation and live cost control with procurement and change management.

Working with project managers and site teams, you will protect margins, manage contractual obligations, and prepare valuations, cost reports and final accounts for clients and subcontractors.

Qualifications

• Degree in Quantity Surveying or related discipline.
• Strong commercial and contractual understanding.
• Experience in valuations, variations, claims and final accounts.
• Excellent communication and negotiation skills.
• Accurate and detail-oriented with strong organisational ability.
• Proficient in Microsoft Office, especially Excel.

Job description

The Quantity Surveyor takes ownership of the commercial performance of assigned MEP projects from bid stage through to final account. The role combines estimating and tender preparation with live project cost control, procurement of subcontract packages, valuation and change management, and the settlement of accounts with clients and the supply chain. Working closely with project managers and site teams, the Quantity Surveyor protects margin, manages commercial risk, and ensures that contractual obligations are met at every stage of delivery.

Principal Duties and Responsibilities

• Compile, check and submit tender returns that are accurate, competitive and delivered on time.
• Interrogate tender packs, drawings, specifications and contract terms to establish scope, risk and pricing basis.
• Seek out and appraise supplier and subcontractor quotations to secure best value.
• Build detailed cost estimates, project budgets and commercial proposals.
• Track project cost, cash position and margin across the full project lifecycle.
• Run procurement and subcontract packages from initial appointment through to agreement of final account.
• Identify, price and negotiate variations and change orders as they arise.
• Produce monthly valuations, payment applications and cost reports to agreed deadlines.
• Measure labour, material, plant and subcontractor spend against budget and report on deviations.
• Represent the commercial function at project, client and internal review meetings.
• Provide day-to-day commercial guidance to project managers and site supervision.
• Keep complete and orderly records of costs, variations and contractual correspondence.
• Prepare, submit and negotiate project final accounts with clients.
• Assess and settle subcontractor final accounts.
• Recognise commercial risks and opportunities early and manage them through to resolution.
• Ensure the project operates within its contractual obligations and company commercial procedures.
• Support business development by contributing pricing and input to bid submissions.
• Build lasting working relationships with clients, design teams, suppliers and subcontractors.
• Contribute to the ongoing improvement of estimating, cost management and commercial processes.
• Assist senior management with forecasting, budgeting and financial reporting requirements.

Selection Criteria

• Degree in Quantity Surveying, Construction Economics or a closely related discipline.
• Sound commercial and contractual understanding.
• Practical experience of valuations, variations, claims and final accounts.
• Confident communicator and negotiator with strong organisational ability.
• Analytical mindset with a high level of accuracy and attention to detail.
• Proficient in Microsoft Office, with strong Excel skills.

Desirable

• Two or more years' QS experience within an electrical or mechanical contracting environment.
