Job summary

NES Fircroft seeks an experienced Project Manager to lead HVAC and Building Services projects in Ireland. You will manage the full lifecycle from tendering through commissioning, ensuring on-time delivery, budget adherence and compliance with safety and quality standards.

You will coordinate with clients, consultants, and subcontractors, oversee procurement and cost control, and implement SOPs to standardize engineering practices while driving margin improvements.

Qualifications

• Degree in Mechanical / Electrical / Building Services Engineering.
• 8–10 years of relevant HVAC/building services project management experience.
• Experience in full project lifecycle: tendering, execution and commissioning.
• Fluent in Mandarin and English with strong written communication skills.
• Ability to manage cost estimation and SOP development.

Responsibilities

• Act as the primary project leader for HVAC / Building Services and BMS projects, responsible for overall project delivery.
• Lead projects from tender stage through execution, including contract review, planning, scheduling and compliance with contractual and regulatory requirements.
• Manage project scope, cost, billing, cash flow and profitability; ensure accurate and timely financial reporting and collections.
• Review project cost estimates, scope, and risks during pre-tender and pre-execution stages; support value engineering and margin improvement initiatives.
• Develop and control project schedules, resources, risk registers and recovery plans to ensure successful delivery.
• Evaluate contractual changes, variation orders and claims; prepare proposals and negotiate with clients for approval and settlement.
• Manage subcontractors including tendering, negotiation, contract administration and performance monitoring.
• Oversee procurement, equipment selection, material ordering and delivery schedules.
• Ensure site execution complies with specifications, safety standards, local codes and quality requirements.
• Lead coordination with clients, consultants, contractors and internal teams; maintain strong stakeholder relationships.
• Manage project teams, including resource planning, performance monitoring and capability development.
• Establish and implement SOPs, cost estimation standards and best practices for HVAC / BMS projects.
• Monitor project progress, risks, and financial performance; report status to management and resolve issues proactively.
• Ensure testing, commissioning and handover are completed in accordance with project standards.
• Perform other ad-hoc duties as assigned.

Requirements

• Degree in Mechanical / Electrical / Building Services Engineering or equivalent; professional membership is an advantage.
• Minimum 8-10 years of relevant experience in HVAC / building services project management (8+ years for senior BMS-focused roles).
• Proven experience in full project lifecycle management including tendering, execution and commissioning.
• Strong knowledge of HVAC systems, BMS, and related building services disciplines (Fire, ELV, Security).
• Experience in cost estimation, SOP development and standardization for engineering or BMS systems.
• Familiarity with local and international codes and practices in building services.
• Experience in large-scale projects or complex system integration is an advantage.
• Strong leadership, communication and stakeholder management skills.
• Ability to manage financial performance, risks and contract negotiations effectively.
• Fluent in Mandarin and English with strong written communication skills.
• Ability to present technical information to non-technical stakeholders.

Responsible for the full lifecycle delivery of HVAC / Building Services and BMS projects, including tender support, planning, execution, monitoring, and close-out.
