Job summary

Brightpath Recruitment representation seeks an experienced Procurement Manager for residential developments in Dublin. You will lead subcontractor procurement across projects and oversee a purchasing team, reporting to the Commercial Director.

You will collaborate with Quantity Surveyors and senior management to ensure value, quality and on-time delivery while driving digital innovations, automation and AI-driven solutions within procurement processes.

Qualifications

• 10 years construction industry experience
• Minimum 3 years’ recent experience in residential development
• Proven track record of procuring subcontractor packages for large-scale projects
• Experience leading or managing a procurement or purchasing team
• Degree in Quantity Surveying, Construction Management or related discipline is desirable

Responsibilities

• Lead procurement planning and manage subcontractor tendering, negotiations, evaluations and appointments across residential developments
• Identify and build relationships with reliable subcontractors and suppliers for value, quality and programme delivery
• Manage, support and develop the purchasing team with clear priorities and timely delivery
• Collaborate with Quantity Surveyors and senior management to align procurement with budgets, schedules and commercial objectives
• Monitor supplier performance, market conditions and supply chain risks to support commercial decisions
• Drive improvements through digital tools, automation and AI to streamline tender comparisons, reporting, and procurement administration

Procurement Manager – Residential Developments

Join a residential developer as the business continues to expand. We are recruiting on behalf of our client for an experienced Procurement Manager to lead subcontractor procurement across all projects and oversee our purchasing team.

Reporting to the Commercial Director, you will work closely with Quantity Surveyors, Construction Directors and Senior Management to strengthen procurement practices, secure competitive value, and improve efficiency. This is an exciting opportunity to shape a developing procurement function, with a particular focus on digital innovation, automation and AI-driven solutions.

Key Responsibilities:

• Lead procurement planning and manage subcontractor tendering, negotiations, evaluations and appointments across residential developments.
• Identify and build strong working relationships with reliable subcontractors and suppliers, ensuring value for money, quality and programme delivery.
• Manage, support and develop the purchasing team, ensuring effective processes, clear priorities and timely delivery.
• Collaborate with Quantity Surveyors and senior management to align procurement with project budgets, construction schedules and commercial objectives.
• Monitor supplier performance, market conditions and supply chain risks to support informed commercial decisions.
• Drive improvements through digital tools, automation and AI to streamline tender comparisons, reporting, document management and procurement administration.

Skills & Experience

• 10 years construction industry experience, with ideally a minimum of 3 years’ recent experience in residential development.
• Proven track record of procuring subcontractor packages for large-scale projects.
• Previous experience leading or managing a procurement or purchasing team.
• A relevant degree in Quantity Surveying, Construction Management, Commercial Management or a related discipline is desirable.
