Preconstruction Manager
Location: Dublin, Ireland (Approximately 30% across Europe)
Competitive Salary + package
The Opportunity
We are working with a rapidly growing European hyperscale data centre developer and operator, delivering critical digital infrastructure across some of Europe’s fastest-growing markets.
The business is backed by a major global investment platform and has the resources, land strategy and long-term investment capability to develop a significant European data centre portfolio.
This is an opportunity to join the business during an exciting period of growth, with genuine scope to influence how projects are planned, procured and delivered across multiple European markets.
The Role
We are looking for an experienced Preconstruction Manager to join the preconstruction team in Dublin.
You will play a key role in establishing construction strategies for new build hyperscale data centres, working across design, scheduling, procurement, commercial and construction to ensure projects are fully developed and deliverable before entering construction.
You will be responsible for:
- Defining construction logic, sequencing and durations for new-build data centres, working closely with the project scheduler across design, power, permitting, procurement and construction.
- Supporting the development of construction strategies across multiple European markets.
- Working closely with customers to support successful onboarding and incorporate customer requirements into project delivery strategies.
- Working with the Commercial team to onboard General Contractors, M&E contractors and equipment suppliers.
- Developing and maintaining construction Employer's Requirements, processes, standards and documentation.
- Supporting tender processes and the appointment of the supply chain in line with agreed construction strategies.
- Working with JV partners, statutory bodies, consultants, landowners and other external stakeholders throughout preconstruction and due diligence activities.
- Working closely with the design team to develop safe, sustainable, secure and cost-effective designs, providing constructability input across M&E disciplines.
- Leading and supporting value engineering initiatives during preconstruction.
- Travelling across European markets to undertake preconstruction activities and provide construction guidance ahead of key project milestones.
- Supporting the Commercial team with the development of project budgets, refining costs as designs develop.
Requirements
- Degree in Construction Management, Electrical Engineering, Mechanical Engineering, Civil Engineering or equivalent experience.
- 10+ years' construction experience, including at least 5 years within data centre preconstruction or construction.
- Mechanical or electrical bias with a strong understanding of both M&E disciplines.
- Experience developing construction logic and sequencing for large, complex multi-storey buildings.
- Strong experience developing and managing construction programmes and schedules.
- Proven experience developing procurement strategies and managing construction tender processes.
- Experience leading and managing €20m+ construction contracts.
Desirable Experience
- Significant experience within the European data centre industry, particularly within preconstruction or construction.
- Experience working with major data centre operators/developers across multiple European markets.
- 5+ years' substation preconstruction or construction experience.
- Experience developing data centre programmes and schedules from first principles.
- Experience managing data centre tender processes.
- Proven ability to identify and drive value engineering opportunities during preconstruction.
- Experience developing high-quality, consistent processes, standards and procedures.
- Experience delivering CSA and MEP data centre scopes.
- Experience leading on-site due diligence and preconstruction assessments.
Why Consider It?
This is an opportunity to join a business at a significant stage of European growth, rather than stepping into an established project environment.
You will have the opportunity to influence construction strategy from the outset, work across multiple European markets and have direct involvement in some of the most technically complex infrastructure projects being developed today.
The role offers significant exposure across preconstruction, design, procurement, commercial and construction, with the opportunity to make a tangible impact on how the wider data centre portfolio is delivered.
