Job summary

Spectrum Storage Group in Dublin seeks a Multi-Site Manager to oversee the Artane facility and a smaller drive-up site in Clondalkin. You will maximise revenue, maintain high standards, and ensure excellent customer service across multiple sites.

You will report to the Regional Operations Manager and collaborate with various teams. The role requires hands-on leadership, organised operations, and a passion for customer experience.

Qualifications

• Experience in site or facilities management.

• Valid driving license and willingness to travel between sites (vehicle provided).
• Excellent communication and customer service skills.
• Good understanding of health & safety and security procedures.
• Working IT knowledge.

Responsibilities

• Manage Daily Operations across multiple self-storage sites, ensuring policy compliance.
• Provide regular updates on site performance, revenue and issues to management.
• Drive revenue growth through effective management strategies and onsite sales.
• Proactively manage debtor oversight (0–30 days) and keep revenue healthy.
• Support local marketing efforts and drive 5* customer reviews.
• Deliver excellent customer service and manage onboarding/offboarding processes.
• Coordinate maintenance projects with contractors to uphold facility standards.
• Implement preventative maintenance plans and ensure compliance with regulations.
• Conduct regular site audits for safety and compliance.
• Evaluate and upgrade security systems to protect facilities.
• Recruit, train, and mentor staff; coordinate with Head Office.
• Collaborate with centralized functions and suppliers for smooth operations.
• Serve as emergency contact for critical incidents.
• Take on centralized Spectrum Group responsibilities as needed.

The Opportunity

As our Multi-Site Manager for Dublin, you will oversee our large facility at Artane, with more than 400 indoor and outdoor storage units, as well as our smaller, unstaffed drive-up storage site in Clondalkin, with over 60 units. Your aim will be to ensure smooth operations, maximize revenue and growth, and deliver excellent customer service. You will have a keen eye for detail as you maintain the facilities to a high standard and implement changes to continuously enhance the customer experience. You will be self-motivated and hands-on and must be passionate about providing excellent service and building a great rapport with our customers.

You will report to our Regional Operations Manager but interact daily with all other parts of the business.

• €35,000-€40,000

Key Responsibilities

• Manage Daily Operations:Oversee daily operations of multiple self-storage sites, ensuring compliance with company policies and procedures.

• Reporting:Provide regular updates on site performance, revenue, and operational issues tomanagement.

• RevenueOptimisation:Managestorage availability and drive revenue growth through effective managementstrategies, drivingwalk-insales, selling ofinsuranceand omni-channel services and being focused on retention.

• Debt management: Proactively manage any debtors between 0-30 days,ensuring that debt does not exceed 0.5% of revenue.

• Build andmaintainour local reputation:Support the marketing team with local initiatives, ensuring we are visible locally andgettinggreat feedback through driving 5*reviews.

• Customer Service:Deliver excellent customer service, includingresolvingcustomerenquiries,managingpayments, andhandlingany customer issues that ariseon site.Contactnew customers to support the onboarding process and contact customers who have provided notice to move out to increaseretention.

• Maintenance Oversight:Monitorand coordinate maintenance and development projects, working with contractors to uphold facility standards, creating the best possible experience for our customers.

• Preventative Maintenance:Implement and manage preventative maintenance plans, ensuringtimelycompletion of all required work in compliance with legal regulations.

• Site Audits:Conduct regular audits ofallocatedsites to ensure adherence to operational standards, fire safety, and compliance requirements.

• Security Management:Continuously evaluate and upgrade security systems to ensure the safety and security of all facilities.

• Staff Supervision:Recruit, train, and mentor staff as necessary to ensure high service and operational efficiency. Co-ordinate with Head Office on recruitment and HR matters.

• Coordination with Head Office:Collaborate with centralized office functions and external service suppliers tofacilitatesmooth site operations.

• Emergency Response:Serve as the primary point of contact for emergencies, providingtimelyand effective responses during critical incidents.

• Spectrum Group Responsibilities:Where relevant and as agreed with management from time-to-time, take on centralized responsibilities supporting the Group.
