Qualifications

• Act as main occupier contact, running regular meetings and reporting on service quality and budget performance.
• Drive energy efficiency, ESG and sustainability projects; lead retrofit and occupier-driven initiatives.
• Provide operational cover and support to other Building Managers across the portfolio.

The Company:

Our client is one of Ireland’s leading real estate investment funds, with a proven track record of setting the standard in placemaking and sustainability in the Irish market. They have developed a premium portfolio of commercial assets occupied by major local and international organisations. As their portfolio continues to grow, they are now seeking a Senior Property Manager to oversee a “best-in-class” portfolio of commercial assets.

The Role:

This hands-on, high-visibility role will see the successful candidate take day-to-day responsibility for building operations and occupier experience at two key office buildings, while also providing operational support and Building Manager cover across a wider commercial office portfolio in central Dublin.

Key Responsibilities:

• Own service charge and operating budgets for your buildings, from annual setting and forecasting through to quarterly reviews and invoice approval.
• Lead service contract tenders and manage hard and soft service contractors, including HVAC, BMS, life safety, cleaning, waste and security, against SLAs and cost targets.
• Lead planned and reactive maintenance, capex and sinking fund planning to keep buildings compliant, safe and well-presented.
• Act as the main point of contact for occupiers, leading regular meetings and reporting on service quality, building initiatives and budget performance.
• Drive energy efficiency, ESG and sustainability performance, and lead smaller retrofit, upgrade and occupier-driven projects.
• Provide operational cover and support to other Building Managers across the wider portfolio, building strong knowledge of occupier profiles and leasing context along the way.

Key Requirements:

• 5+ years' experience in facilities management or building operations within a commercial office or hospitality-led environment, covering both hard and soft services.
• Confident managing service charge and operating budgets, including budget vs. actual analysis and clear financial reporting.
• Experience negotiating contracts, scrutinising invoices and managing vendor performance through KPIs.
• Good technical grasp of commercial building systems, including BMS, fire safety, HVAC, power and H&S legislation.
• A clear, confident communicator, able to present financial and technical updates to a range of stakeholders.
• A strong eye for detail, presentation and consistency across buildings.
