Our client, one of Ireland’s leading and most respected construction companies, is seeking an ambitious and motivated Junior Quantity Surveyor to join their commercial team based in Dublin.
This is an excellent opportunity for a Junior QS looking to develop their career within a leading contractor and gain broad exposure to procurement, subcontractor management, valuations, commercial reporting, cost control, claims and estimating.
Working closely with the wider commercial team, you will support the effective financial management of projects while developing your technical and commercial skills in a structured and supportive environment.
Key Responsibilities
- Assist with procurement activities, including quantity take-offs, tender documentation, tender enquiries and tracking tender returns.
- Develop and maintain schedules of interested subcontractors and suppliers.
- Support tender communications, clarifications and commercial queries.
- Review subcontractor and supplier quotations against drawings, specifications and scope.
- Prepare tender comparisons and identify scope gaps, exclusions and potential commercial risks.
- Support the procurement and appointment of subcontractors and consultants.
- Assist with internal approval and sign-off processes.
- Ensure subcontractor orders and supporting documentation are fully completed and returned prior to works commencing.
- Maintain accurate records of orders, warranties and other contractual documentation.
Valuations & Payments
- Assist with the preparation and agreement of monthly client applications for completed works.
- Assess subcontractor and consultant applications for payment.
- Assist with the preparation and issuing of payment certificates and payless notices where required.
- Process approved payments through SAP and ensure payment deadlines are met.
- Maintain payment checklists and supporting commercial documentation.
Commercial Reporting
- Assist the Commercial Lead with monthly commercial reporting and project reviews.
- Support the preparation of CVRs, cashflows, cost reports, applications and assessments.
- Ensure all commercial deliverables are completed accurately and within required reporting deadlines.
- Assist with monitoring project financial performance and forecasts.
Document Control
- Maintain accurate and up-to-date commercial records on SharePoint.
- Manage project documentation including correspondence, applications, assessments, variation registers, cost reports, cashflows, certifications and internal costings.
- Ensure records are maintained in accordance with company procedures and document control requirements.
Variations, Claims & Disputes
- Assist in the management and documentation of variations, claims and commercial issues.
- Support the commercial team in avoiding and resolving disputes with clients and the supply chain.
- Assist with compiling supporting documentation, records and reports where disputes or claims arise.
- Identify opportunities for value engineering and cost savings across materials, trades and consultants.
- Assist with the purchasing of materials, ensuring timely procurement and cost-effective outcomes.
- Provide support to the estimating team during busy periods.
- Assist with measuring, issuing enquiries, comparing quotations and checking tender coverage.
- Work alongside Senior Estimators to ensure tender pricing is accurate and comprehensive.
Candidate Requirements
- A Degree or Higher Diploma in Quantity Surveying, Construction Economics or a related discipline.
- A good understanding of construction contracts, procurement and commercial management principles.
- Strong numerical, analytical and problem-solving skills.
- Excellent attention to detail and strong organisational skills.
- Good working knowledge of Microsoft Office, particularly Excel.
- Experience with SAP or a similar commercial management system would be advantageous.
- Strong communication and interpersonal skills, with the ability to work effectively with both internal and external stakeholders.
- A proactive and positive attitude with a genuine desire to learn and progress within the construction industry.
- The ability to work effectively as part of a wider commercial team and manage competing priorities.
