Job summary

Cunningham Contracts in Ireland is seeking a Graduate Quantity Surveyor for the September 2027 intake. Based at our Newry head office, you will spend 3-4 days per week on-site gaining hands-on experience on projects across Dublin, Wicklow, and Kildare, with potential exposure to international projects.

Reporting to the Commercial Manager, you will contribute to tender costs, subcontract procurement, and contract variances while developing your commercial and professional skills in a supportive,

Qualifications

Degree in Quantity Surveying completed within the last 2 years.
Commercial/site experience gained through placement or paid work.

Responsibilities

Prepare, negotiate and analyse costs for tenders and contracts.
Assist with procurement of subcontractors.
Assess and certify subcontractor payments.
Evaluate, measure and recover contract variations.
Produce monthly Cost Valuation Reconciliations on contracts.
Help manage commercial risks and maintain client relations.

Graduate Quantity Surveyor (September 2027 intake)

Reporting To: Commercial Manager

Location: This role is based at our Head Office in Newry; however, you must be willing to spend a minimum of 3-4 days per week on site, gaining hands‑on experience on exciting projectsacross Dublin, Wicklow and Kildare, with potential exposure to international projects in Germany, Sweden and other EU countries.

Flexibility to travel is essential, but we’ll provide the necessary accommodation and support to help you make the most of these opportunities.

Contract type: Full-Time, Permanent

Role Responsibilities

Preparing, negotiating and analysing of costs for tenders/contracts.
Assist with the procurement of subcontractors.
Assessing and certification of sub-contractor payments.
Evaluate, measure and recover contract variations.
Production of monthly Cost Valuation Reconciliation on contracts.
Review, assess and reduce commercial and contractual risks.
Ensure that good client relationships are fostered.
Establish, maintain and enhance effective working relationships between the commercial team and the operational site teams.
Help ensure that commercial processes are adhered to across the Commercial department.
Have a good understanding of the processes and procedures of the Commercial department and actively seek to assist in development and improvement where possible.

Qualifications & Experience:

Candidates should be graduated within the last 2 years with a degree level qualification (or equivalent) in Quantity Surveying.
Commercial/site experience gained as part of a placement or paid employment.

Skills & Attributes

Ability to demonstrate a good knowledge of monthly reporting and earned value analysis.
Excellent team player whilst also holding the ability to work independently on own initiative.
Excellent time management skills, with ability to work to tight deadlines.

Additional information

All candidates should have the legal right or a valid permit to that enables them to work in the Republic of Ireland and the UK.
Travel to various sites and live projects across Ireland will be expected as part of normal duties for this role, therefore a full driving licence and access to own vehicle will be an advantage.
As part of this role, you will be expected to work outdoors on live construction sites in varying weather conditions.
