Circet Ireland & UK is seeking an experienced Commercial Manager to lead the commercial management of data centre fit-out projects across the UK, Ireland and Europe. You will own the commercial cycle from tender to final account, manage risk and contract obligations, and collaborate with clients, main contractors and internal teams.

• Commercial Management or Quantity Surveying background with experience in construction, telecommunications, structured cabling, MEP or data centre fit-out.
• Experience managing project commercials from contract award through to final account.
• Strong understanding of commercial contract administration and contractual risk.
• Familiarity with FIDIC, JCT or similar main contract forms and associated subcontract structures.
• Strong numerical and financial skills, including margin analysis, cost reporting, retention and cash flow forecasting.
• Knowledge of liability caps, indemnities, liquidated damages, retention, payment terms and back-to-back subcontracting.
• Understanding change control, contractual notices, claim substantiation and commercial documentation.
• Excellent written and verbal communication skills, with ability to produce clear reports and reviews.
• Confident engaging with clients, main contractors, subcontractors and senior stakeholders.
• Ability to manage competing priorities in a fast-paced project environment.
• Proactive and accountable, capable of working independently and in a small team.
• Experience in data centre sector, hyperscale data centres, structured cabling or specialist fit-out is desirable.
• Experience working across multiple European jurisdictions (UK, Ireland, Germany, Finland or similar) is desirable.
• Flexibility to travel across the UK and mainland Europe.

Responsabilidades

• Manage the commercial cycle across allocated projects, including valuations, change control, EOTs and final accounts.
• Prepare cost reports, cash flow forecasts and commercial trackers.
• Monitor margins and cash flow; provide regular reporting to senior stakeholders.
• Manage subcontractor relationships, payment cycles, variations and close-out.
• Review contracts and NDA terms; identify risks and opportunities.
• Prepare contract redlines and internal negotiation notes.
• Support back-to-back subcontract drafting and flow-down requirements.
• Engage with clients and main contractors on negotiations and risk matters.
• Contribute to tender/bid process with pricing input and risk reviews.
• Prepare and negotiate change orders and disruption claims.
• Support delay analysis and substantiation with project records.
• Ensure notices and change communications are timely.
• Identify risks and mitigation strategies with the delivery team.
• Build strong relationships with clients, contractors and internal teams.
