Job summary

Apto, based in Dublin, seeks an experienced Estimator to lead the estimating function for data centre projects across Europe. You will own the development and validation of construction cost estimates from due diligence through to IFC design, and manage cost databases and inflation data.

The role demands 10+ years in estimating, a relevant degree, and a proven track record on hyperscale data centre projects.

Qualifications

• Bachelor's degree as specified (construction management, QS or equivalent)
• 10+ years estimating experience
• Experience on large data centre projects across Europe preferred

Responsibilities

• Lead the estimating function for data centre projects across Europe.
• Develop and validate construction cost estimates from Stage 0 DD through to IFC design.
• Maintain accurate cost databases, historical data, geo-parity metrics and inflation data.
• Lead value engineering initiatives with design/engineering teams to identify cost-saving options.
• Develop and present customer fit-out cost plans, pricing proposals, and commercial options.
• Collaborate with Design & Construction, Finance and Strategy & Acquisition to support business plans and land acquisitions.
• Present project funding requests to the Apto leadership team.
• Review methodologies, estimates, forecasts and external partner outputs.
• Evaluate tenders for pricing competitiveness and alignment with scope and budget.
• Lead selection and rollout of enterprise estimating software.
• Establish QA procedures for Estimating Department documents.

The role

• Reporting to the Commercial Director, we are seeking an experienced and commercially astute individual to lead the estimating function for data centre projects across Europe. This role is critical to ensuring the successful delivery of high-value, technically complex facilities.
• Own the development and validation of construction cost estimates from Stage 0 due diligence (DD) through to issued for construction (IFC) design stage.
• Responsible for developing and maintaining accurate cost databases, historical cost data, geo-parity metrics, and inflation data.
• Lead value engineering initiatives by working with design and engineering teams to identify cost-saving alternatives without compromising quality or safety.
• Lead the development and presentation of customer fit-out cost plans, pricing proposals, and commercial options, ensuring alignment with client requirements and project objectives.
• Working alongside the Design & Construction, Finance and Strategy & Acquisition teams, you will support the development of business plans for data centre projects and land acquisitions.
• You will own the development of project funding requests and be responsible for presenting these to the Apto leadership team.
• Review and approve methodologies, estimates, forecasts, and reporting produced by external partners.
• Evaluate general contractor and OFCI equipment tenders to ensure competitive pricing and alignment with technical scope and approved funding / budget.
• Lead the selection, customization, and rollout of enterprise estimating software.
• Lead the development of procedures to ensure a high standard of quality control in the documents produced by the Estimating Department.

Basic Qualifications

• Bachelor's Degree in Construction Management, Quantity Surveying or equivalent.
• 10+ years relevant estimating experience.

Preferred Experience

• Experience working on large data centre projects across multiple European markets.
• Knowledge of hyperscale data centre design standards and cost benchmarking methodologies.
• Strong understanding of construction methodologies, cost drivers, and risk management in data centre environments.
• Demonstrated experience in developing data centre cost estimates and cost databases.
• Strong understanding of data centre mechanical and electrical systems.
• Understanding of the European Data Centre supply chain and market.
• Experience with engaging and managing third party Quantity Surveyors
• Experience assessing land acquisition opportunities and supporting project underwriting activities.

Location

Dublin. Travel across Europe as required.
